Macdonald & Company seeks an experienced Estates & Property Manager to oversee daily management of a diverse property portfolio. The role focuses on maximizing financial performance, ensuring compliance, and applying best practice estate management.

Responsibilities include lettings, lease renewals, rent reviews, valuations, marketings, and liaising with legal advisers to complete transactions, while maintaining accurate records and budgets in line with RICS standards.

Responsabilidades

• Manage the operational and investment property portfolio, including lettings, lease renewals, rent reviews and expiries.
• Negotiate lease terms, variations, surrenders and settlements, and manage rent review disputes.
• Undertake property valuations to support lettings, disposals and investment decisions.
• Market properties for sale or letting, prepare heads of terms, appoint agents and manage transactions to completion.
• Instruct and liaise with legal advisers on leases, renewals, and disposals.
• Administer service charges, including budget setting, reconciliation and tenant queries.
• Carry out property inspections to ensure lease compliance and statutory obligations; arrange repairs and maintenance.
• Monitor budgets and performance, contributing to forecasting and financial planning.
• Maintain property records within the asset management system with accuracy.
• Provide professional estate management and valuation advice in line with RICS standards.
