Job summary

Arcadis is seeking an experienced Project Monitoring Surveyor to join our Lenders & Investors Transaction Advisory team in Birmingham or Manchester. You will lead development monitoring and due diligence, assess risks, review loan documentation, and coordinate multidisciplinary inputs to deliver clear reporting.

You will work with lenders and investors, leveraging an established UK network and MRICS-qualified leadership to drive successful funding outcomes and client value on complex projects.

Qualifications

• Significant experience in development monitoring and technical due diligence for lenders or investors.
• MRICS or equivalent professional qualification is preferred.
• Experience working with lenders, investors, debt funds or other funding stakeholders.
• Strong knowledge of property development, construction procurement, funding structures and development risk.
• Experience assessing cost, programme, procurement, contractual, statutory and delivery risks and coordinating multidisciplinary inputs.
• Established network within the UK investor or development funding market.
• Experience reviewing loan and security documentation and related guarantees would be advantageous.
• Experience leading or growing a regional team or service line would be beneficial.

Responsibilities

• Lead development monitoring and technical due diligence commissions.
• Assess risks across cost, programme, procurement, contracts, planning, statutory approvals, quality, delivery and funding.
• Review development, contractual and security documentation and advise on residual risk.
• Monitor construction progress, cost, programme, change, contingency and statutory matters.
• Verify drawdown requests and advise on funding release, conditions and key risks.
• Coordinate multidisciplinary inputs and deliver evidence-based reporting.
• Review technical outputs and support the development of surveyors and consultants.
• Manage commission scope, fees, budgets and invoicing.
• Support business growth through repeat appointments and new opportunities.
