Job summary

A.D.S Construction Personnel Ltd is seeking a Senior Design Manager to lead high-value education schemes in London. You will manage the design from tender through PCSA to construction, coordinating consultants and internal teams to ensure buildability, compliance and alignment with programme and cost plans.

The role covers preconstruction and live delivery with ownership of multi-stage design processes and extensive interaction with public sector clients and frameworks across London.

Qualifications

• Eight+ years design management experience with a Tier 1 main contractor.
• Experience across preconstruction and construction phases.
• Experience in education/public sector projects.
• Direct experience of the DfE framework is essential.
• Experience of public sector frameworks such as SCF, Pagabo, SCAPE or CCS is useful.
• Experience of single-stage and two-stage tenders.
• Strong knowledge of JCT contracts and CDM.
• HNC/HND or CIOB membership is advantageous.

Senior Design Manager

£85,000-£100,000 + package | Euston, London | All schemes within London

Office and project based, with occasional remote working

Take the lead on a major education project in Euston, managing the design from tender and PCSA through to construction. The wider workload covers public sector schemes across London valued from £10m to £75m, with responsibility for up to two projects depending on their size and stage.

This senior role covers both preconstruction and live delivery. It suits a Senior Design Manager who wants ownership of high-value schemes and the chance to stay involved from tender through to site.

The role

You will lead the design process from bid and PCSA through the RIBA stages and into construction, making sure the design is coordinated, buildable, compliant and aligned with the programme, cost plan and client brief.

• Lead and manage the design team and design resources at tender and delivery stages

• Coordinate consultants, specialist designers, supply chain partners and internal teams
• Chair design reviews and coordination meetings, driving clear actions and deadlines
• Challenge the brief where needed and identify practical improvements
• Keep the design aligned with construction requirements, programme and cost plan
• Develop and manage clear scopes of service for each project stage
• Maintain design management procedures, compliance and project records

What you will need

• At least eight years' design management experience with a Tier 1 main contractor
• Strong experience across both preconstruction and construction phases
• Education, leisure and public sector project experience
• Direct experience of the DfE framework is essential
• Experience of other public sector frameworks such as SCF, Pagabo, SCAPE or CCS would be useful
• Experience of single-stage and two-stage tenders
• Good knowledge of JCT contracts and construction design management
• HNC, HND or equivalent relevant qualification; CIOB membership would be an advantage
