Job description

O’Neill & Brennan have an amazing opportunity for a Senior Design Manager to join a UK Leading Developer. Due to multiple project wins in the Midlands, they are now in the market to add value to their already impressive Pre Con Team. We are looking for Senior Design Managers with Student Accommodation or BTR/PRS backgrounds for projects in and around Birmingham. Key Deliverables
  1. Provide technical advice on proposal documents, presentations and meetings
  2. Conduct audits and technical reviews of tender information, subcontractor proposals, company proposals and in some cases a secondary project being overseen by the SDM directly
  3. Monitor and report against compliance requirements during adjudications
  4. Develop detailed understanding of clients' ideas, expectations and requirements, breaking down technical jargon and ensuring clients' ideas and needs lead to concepts and detailed designs
  5. Prepare and develop employer requirements and robust contractor proposals
  6. Identify and evaluate design risk to ensure ease of buildability thereby reducing/eliminating company risk/claims
  7. Identify any scope gaps thereby mitigating risks and developing value engineering/programme opportunities
  8. Review subcontractors' proposals to identify and develop value engineering opportunities
  9. Produce detailed design programmes and design delivery schedule
  10. Ensure consistency of design management process on schemes, reviewing protocols, reviewing design programmes, design specification, and design scopes
  11. Contribute to commercial and contractual documentation, negotiations and disputes
  12. Ensure design delivery is in line with procurement strategy, project cost plan and value engineering targets
  13. Ensure compliance of design brief and managing change control process
  14. Recommend and initiate changes to project delivery plans, develop new project management and operating tools and processes
  15. Ensure effective procurement of design services
  16. Manage consultant/subcontractor teams ensuring works are delivered according to specification
  17. Ensure the compilation of detail requirements and responsibilities for technical handover documentation including H&S file, building manuals, Building User Guide
  18. Continuous development of design management team and self by conducting lessons learnt activities, ensure information from lessons learnt flow into new, similar projects, improving design processes
  19. Proactively seek business development opportunities through professional networks
