Job summary

Build Recruitment Limited is seeking an experienced Quantity Surveyor with a strong background in Curtain Walling and/or Cladding to lead the commercial effort on major façade projects across Essex and London. This hands-on role requires ownership from tender through to final account, with focus on cost control, CVRs, cash flow and risk management, plus mentoring and supporting junior Quantity Surveyors.

Qualifications

• Proven experience as a QS/Senior QS within Curtain Walling and/or Cladding.
• Strong commercial and contractual knowledge.
• Experience managing variations, valuations, claims and final accounts.
• Good understanding of JCT, NEC and bespoke contracts.
• Strong negotiation and communication skills.
• Excellent commercial awareness and attention to detail.
• Ability to take ownership of projects and deliver commercially.
• Experience mentoring or supporting junior QSs.

Responsibilities

• Lead commercial management across Curtain Wall & Cladding projects.
• Manage projects from tender through to final account.
• Cost control, forecasting, CVRs, cash flow and P&L reporting.
• Manage valuations, variations, claims and final accounts.
• Negotiate client contracts and subcontract orders.
• Manage subcontractor payments, variations and performance.
• Identify and mitigate commercial and contractual risks.
• Manage contractual notices, delays, EOTs and loss & expense.
• Work with project/design teams on value engineering.
• Build strong client and stakeholder relationships.
• Support the Head of Commercial with commercial strategy.
• Mentor and support junior Quantity Surveyors.
