Job summary

Ardan Recruitment is seeking a Senior Building Manager for a flagship Manchester asset. You will lead a small on-site team, own the service charge budget, and maintain strong relationships with occupiers and clients while ensuring safety, compliance, and community representation.

The role offers autonomy within a globally recognised real estate group, with opportunities to influence asset strategy and project delivery on a premier 160,000+ sq ft building in Manchester city centre.

Qualifications

• Solid experience managing large commercial or retail buildings, ideally high-profile or multi-let.
• Commercial operator who owns budgets and manages expenditure.
• Leads small on-site team and provides direction.
• Strong relationship-builder with clients, occupiers, suppliers and the local community.
• Current knowledge of property, H&S and environmental legislation.
• Comfortable with everyday IT and property management systems.

Responsibilities

• Setting and Managing annual service charge budget.
• Managing contractors, keeping quality and cost on track.
• Acting as the go-to person for occupiers and clients – building relationships, chairing tenant meetings, resolving day-to-day issues.
• Leading and developing a small on-site team, including performance, training and succession.
• Keeping the building safe and compliant – health & safety, environmental standards, risk and incident plans.
• Staying ahead of the local market – spotting opportunities, representing the building in the community.
• Feeding into and helping shape the wider asset strategy alongside the client.

Ardan Recruitment is exclusively partnering with a leading commercial property company to find a Senior Building Manager for one of their flagship assets - 160,000+ sq ft commercial building in the heart of Manchester, home to major corporate occupiers, financial services firms and ground-floor hospitality tenants.

This is a rare chance to take the reins of a genuine landmark building, leading a small, on-site team and shaping its performance, all backed by the resources and credibility of a globally recognised real estate firm.

What You'll Be Doing

• Setting and Managing annual service charge budget.
• Managing contractors, keeping quality and cost firmly on track
• Acting as the go-to person for occupiers and clients – building genuine relationships, chairing tenant meetings, and resolving day-to-day issues before they become problems
• Leading and developing a small on-site team, including performance, training and future succession
• Keeping the building safe and compliant – health & safety, environmental standards, and up-to-date risk and incident plans
• Staying ahead of the local market – spotting opportunities, and representing the building positively in the community
• Feeding into and helping shape the wider asset strategy alongside the client

What We're Looking For
