Job summary

Criterion Capital seeks an ARB-registered Architect (Part III) with 10+ years' experience to lead complex conversions, transforming commercial buildings into hotels and residential spaces. You will manage detailed drawings, technical packages and multi-disciplinary coordination to deliver high-quality project outcomes.

The role focuses on refurbishment, cut-and-carve work, and adaptive reuse, with responsibility for design quality, buildability and regulatory compliance across all stages.

Qualifications

• ARB-registered Architect with Part III qualification.
• Minimum 10 years’ experience with a property developer or main contractor.
• Experience in refurbishment, cut-and-carve, adaptive reuse or hotel conversions.
• Excellent technical drawing and construction detailing skills.
• Strong knowledge of construction, buildability, Building Regulations and fire safety.
• Experience coordinating consultants and managing technical design teams.
• Commercially minded, practical and delivery-focused.
• Proficient in Revit and AutoCAD; BIM and Procore a bonus.

• Coordinate architectural designs from concept through construction information across all RIBA stages.

• Resolve design clashes and information gaps; manage design information.

The Role

Deliver complex cut-and-carve conversions, transforming commercial buildings into hotels and residential accommodation.

What You’ll Do

• Produce and manage detailed drawings, technical packages and construction information to support site delivery.
• Prepare, review and coordinate architectural designs and technical drawings from concept through construction information across all RIBA stages.
• Lead architectural design and technical delivery for hotel conversions.
• Find practical solutions to structural, spatial, fire safety and regulatory challenges.
• Review, Coordinate and manage design development with architectural, structural, MEP, façade, interior design and specialist consultants to deliver fully coordinated, buildable solutions.
• Challenge design solutions, identifying practical and commercially viable alternatives.
• Manage resolution of design clashes, inconsistencies and information gaps.
• Coordinate technical design, statutory approvals and construction-stage information.
• Manage multiple projects concurrently, maintaining quality, programme and budget objectives.

What We’re Looking For

• ARB-registered Architect with Part III qualification.
