Charming & Traditional Town Centre Pub

Chapel-en-le-frith is a market town located 10 minutes from Buxton. It is ideally located for those visiting the Peak District with its breath-taking landscapes, busy market towns and fascinating cultural and historical heritage. Situated in the heart of Chapel-en-le-frith, The Roebuck dates back to the 13th century. In 1850 it had returned to a beer house and in 1870 it was renamed The Roebuck. The pub is situated on Market Place, the centre of the town and has a number of different retail business nearby.

Available on our Foundation Tenancy, click here for more information on this agreement type, the current offer at the Roebuck includes lunchtime and evening meals. Additional revenue streams include five en-suite letting rooms, breakfasts and live entertainment.

Trading Area & Facilities

Internally, the Roebuck has a conventional appearance that fits in with the village’s rustic aesthetic. The exposed beam ceilings, two built in fireplaces, and wooden bar create a comforting and warm vibe in the pub. The back bar is well lit and there are multiple windows throughout, giving each of the seating areas ample lighting. There is a catering kitchen, which will allow you to provide your customers, whether they are there during the day or spending a night in one of your letting rooms, with a great food offer. The five letting rooms are all in good condition and are en suite.

Externally, the pub has fantastic kerb appeal with wood benches, sleek signage and plant baskets. The pub is in a brilliant location as it is based directly on the main market square.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
