36 Hours a week (Mon-Fri) 9AM-5PM

HYBRID WORKING - 3 Days a week office based in Bridge Road, Newham


Description

Role Purpose:

  1. Responsible for the day-to-day management of annual Planned & Cyclical programmes including Kitchens, Bathrooms, Adaptations, FRA works, Victoria Street, and other special projects.
  2. Reporting to the Planned & Cyclical Contracts Manager, to manage a programme of works and a team of directly employed staff plus subcontractors, focusing on service quality, customer satisfaction, cost control, and meeting deadlines.
  3. Plan the annual programme of works to meet target refurbishment numbers and budget evenly across the year.
  4. Ensure all operatives work in asbestos-free areas by checking properties against the Keystone asbestos database, and conduct R&D asbestos surveys where information is unavailable, uploading results onto Keystone.
  5. Conduct property surveys, engaging with customers to agree on design and colour choices.
  6. Deliver programmes in line with RMS 'Safe Systems of Work' guidelines, prioritizing health and safety in all operations.

Knowledge and Experience:

  1. Deep understanding of customer-oriented annual Planned & Cyclical repairs services.
  2. Understanding of financial management and income generation.
  3. Thorough knowledge of Health & Safety legislation at work.
  4. Strong building construction/repairs background, especially within social housing.
  5. Significant management experience overseeing a large team of staff and operatives, with the ability to lead, develop, and motivate in a changing environment.
