Job summary

Hillcrest Estate Management is seeking a Property Manager to take full ownership of a diverse residential portfolio around Bristol. You will be the main point of accountability for service delivery, client relationships and long‑term asset care, with two days in the Bristol office and three days hybrid including site visits.

The role requires strong organisation, sound judgement and confidence dealing with clients, residents and contractors, balancing service quality, cost control and compliance

Qualifications

• Experience managing residential block portfolios.
• Solid understanding of leases and leasehold legislation.
• Knowledge of Landlord & Tenant Act and related guidelines.
• Experience with major works and Section 20 consultations.
• Willingness to obtain TPI Associate membership within 12 months.

Responsibilities

• Managing the day‑to‑day performance of your residential portfolio.
• Building strong relationships with clients, residents and contractors.
• Preparing and controlling service charge budgets and forecasts.
• Overseeing major works projects and Section 20 consultations.
• Carrying out regular site inspections and ensuring H&S compliance.
• Interpreting leases, legislation and best practice to give clear advice.
