Park Property Management are a growing company managing a diverse portfolio of properties across the central belt of Scotland. We are currently seeking an experienced Property Manager to fulfil the following roles:

PROPERTY MANAGER:

Salary £30k to £34k

JOB DESCRIPTION

1. Quarterly site inspections
2. Arranging common repairs
3. Arranging common maintenance contracts
4. Apportioning reserves and sinking funds
5. Attending owners meetings and the AGM
6. Assist in establishing residents associations
7. Awareness of your developments’ deeds and a full set for every development
8. Dealing with day to day enquiries except credit functions
9. Managing the sale of properties
10. Producing relevant client information updates / newsletter
11. Planning maintenance and charging clients accounts
12. Limited acceptance of client payments on request of client
13. Approving and processing insurance claims
14. Monitoring contractors list and ensuring paperwork is up to date and relevant
15. Placing work with contractors
16. Other miscellaneous tasks as they arise
17. Managing Property Inspector
18. Updating Health and Safety files as required

A Park PM property manager is responsible for the day to day running of their nominated development as well as long term planning of maintenance and budgets. The principal responsibilities surround customer service, managing clients and their expectations, receiving fault reports and instructing contractors to effect repairs and maintenance.

The PM will be responsible for securing quotes, placing tenders and approving the contractor to commence works. The PM will review and monitor contractor works and approve payment on submitted invoices.

The PM will build up a good relationship with clients and avoid where possible any financial disputes which are the remit of the credit department.

Qualifications

• No Qualifications are required although will improve your viability for the role.
• Park PM provide inhouse training.
• Our Property Managers are enrolled into the Professional Diploma in Factoring course.
