THE ROLE

As a Residential Manager within the Property Management - Surveying team, you will be responsible for designated properties and tasks across our residential portfolio, proactively and diligently managing all responsibilities.

Your tasks will include managing residential agents, overseeing property reports, maintaining accurate records, liaising professionally with occupiers and consultants, and managing rents, arrears, rates, insurance, service charges, landlord works, costs, and supporting all lease and tenancy matters. This is a new role to support our growing residential portfolio.

WHAT YOU’LL DO
  • Coordinate and prepare management reports, maintain tenancy schedules, and fulfill other reporting requirements.
  • Ensure property management systems and records are accurate and up-to-date.
  • Manage residential agents.
  • Inspect properties, oversee defect rectifications, refurbishment programs, and landlord works.
  • Handle AST renewals and assignments.
  • Oversee payments for utilities, rates, and other non-recoverable costs.
  • Manage arrears and payments, supporting accounting colleagues as needed.
  • Assist with service charge budgets, approvals, and reconciliations.
  • Oversee EPC-related works.
  • Manage property management processes and ensure compliance with company policies and best practices.
  • Support other team members with ad-hoc tasks and holiday cover as required.

Experience:

  • Previous experience in residential block and AST property management is essential.
  • Experience managing mixed-use developments.
  • Lease interpretation experience is advantageous.
  • Experience handling service charges.
  • Understanding of rating, utilities, and supplier dealings.
