SaccoMann in Wirral is seeking an experienced Residential Conveyancing Solicitor to join a well-established firm committed to delivering exceptional client service and maintaining a strong local reputation. You will handle matters from instruction to completion, draft contracts and SDLT forms, and support clients through mortgage offers, searches, and post-completion tasks.

The role rewards a 5+ year PQE with a client-focused approach, proactive communication, and the ability to manage deadlines

Responsibilities

• Handle matters from initial instruction through to completion.
• Diaries key dates and deadlines and monitor progress.
• Review documents and advise on mortgage offers, surveys, searches, and ownership.
• Perform due diligence, conflict checks, and risk assessments.
• Establish SDLT and other liabilities for purchases.
• Draft and finalise contracts, SDLT forms, and TR1s.
• Carry out post-completion registrations with Land Registry and SDLT payments.

RoleResponsibilities

• Handle a range of matters from initial instruction through to completion.
• Diarise key dates and deadlines, such as mortgage expiry, exchange, and completion dates, and keep under review.
• Review key documents and advise clients accordingly on mortgage offers, survey reports, searches, and property ownership.
• Conduct client due diligence, conflict checks, and risk assess the matter throughout, including client source of funds and source of wealth.
• Establish client liabilities, e.g. SDLT for purchases or indemnity policies required.
• Draft and finalise documents such as Contracts, SDLT forms, and TR1s.
• Carry out post-completion tasks on purchases by registering the change of ownership at the Land Registry and paying SDLT.

The Ideal Candidate

• 5+ years’ PQE in residential conveyancing
• Possess exceptional analytical skills, strategic thinking, and the ability to work under high pressure.
• You will be energetic, positive, and enthusiastic to provide a client-focused service and to meet deadlines and client expectations.
• Clear and proactive communication

• Relationship building to establish and maintain key relationships.
