About the Role

We are seeking an experienced Leasehold Block Property Manager to take on a key role managing a diverse portfolio of residential blocks across Birmingham and the surrounding region.

This is a fantastic opportunity for a motivated individual who is confident managing leasehold properties, liaising with leaseholders, contractors, and resident directors, and who is passionate about delivering a high standard of property management service. The role requires at least 1 year of block management experience and a full UK driving licence, with access to a vehicle for site visits.

Key Responsibilities

  • Manage a portfolio of leasehold residential and mixed-use buildings
  • Conduct regular property inspections and ensure timely maintenance and repairs
  • Prepare and manage service charge budgets and client reports
  • Ensure compliance with leases, building regulations, and health & safety legislation
  • Coordinate contractors, risk assessments, and planned maintenance works
  • Attend AGMs, EGMs, residents’ and directors’ meetings
  • Handle lease breaches, insurance matters, and Section 20 consultations
  • Provide exceptional communication to leaseholders and clients
  • Work collaboratively with accounts, credit control, and compliance teams

Requirements

  • A minimum of 1 year’s experience in block property management
  • IRPM or ATPI qualification (preferred or working towards)
  • Full UK driving licence (essential)
  • Strong understanding of leasehold legislation and block management processes
  • Excellent communication, organisation, and client service skills
  • Ability to manage workload independently while contributing to a wider team
