Purpose of Role:
As a Maintenance Operative, you will be responsible for undertaking both planned and reactive maintenance. The role involves carrying out day-to-day maintenance to support the contract, supervisor, or management, ensuring the client's assets are maintained in a safe, efficient, and functional order. You should be well-organized, able to work to timescales, respond to emergencies, and work effectively as part of a team or independently.
Key Responsibilities and Accountabilities:
- Maintaining and repairing the client's mechanical & electrical systems and components.
- Reviewing and monitoring sub-contractor performance during specialist service visits or repairs.
- Ensuring a safe and healthy workplace.
- Completing simPRO / instruction sets with documentation and photographs of maintenance activities.
- Keeping logbooks up to date for electrical, mechanical, and water systems, including health and safety records.
- Reporting issues with statutory planned maintenance to supervisors or management.
- Maintaining comfortable environmental conditions via HVAC systems.
- Performing reactive repairs, fault finding, and responding to BMS alarms.
- Identifying and reporting hazards encountered during maintenance.
- Operating plant procedures, including startup, shutdown, fault finding, and changeovers.
- Conducting regular walk-rounds to ensure cleanliness, safety, and operational standards.
- Carrying out maintenance, repairs, and small installations as directed.
- Maintaining health & safety, building compliance, and quality assurance records.
- Communicating effectively with clients and end-users.
- Participating in out-of-hours call-out rotations and working overtime as needed.
- Performing any additional duties required by the contract or management.
Knowledge/Skills:
- Qualified to City & Guilds Level II/III or equivalent in Mechanical discipline.
- Completed unvented hot water systems training.
- Knowledge of plumbing, drainage, hot water, ventilation, and cooling systems.
- Experience with maintenance, testing, and fault finding on equipment like boilers, pumps, generators, switchgear, and lighting.
- Knowledge of health and safety standards, including IOSH, PASMA, and IPAF certifications (desirable).
