Job description

We have a new opportunity for a Repairs Surveyor to join our Guinness Property team. As a Repairs Surveyor, you will carry out surveys and property inspections and oversee the delivery of subcontracted repairs to ensure they are highlighted and completed in accordance with Guinness standards and timeframes.

This role will mainly cover North/East London; however, there may be occasions where you will cover other areas as required.

Reporting to our Complex Repairs Manager, you will conduct surveys within your specified region, including Damp, Mould, and Condensation inspections. You will diagnose complex faults and failures and post-inspect works to ensure high-quality, cost-effective, and timely delivery of repairs, supporting Guinness Property to meet customer satisfaction KPIs and ensure value for money through effective procurement and repair management.

What we’re looking for:

We’re a customer-focused organization, so how we do things is just as important as what we do. You should be experienced and knowledgeable in surveying properties, with excellent customer service skills and the ability to work autonomously to assess and improve property standards. You will also need to demonstrate the following essential skills and experience:

• Strong knowledge of building construction standards, legislation, and ability to diagnose and specify remedies for building defects.
• Experience with assessments in line with the Housing Health & Safety Rating System.
• Understanding of responsive repairs, disrepair, voids work, and cyclical repairs.
• Proactive with the ability to work independently with limited supervision.
• Experience managing contractors.
• Excellent customer care and communication skills, both written and verbal.
• Good IT skills, including Microsoft Office, housing, and property management systems.
• Ability to plan, organize, and prioritize a heavy workload while working mobile and maintaining detailed records.
• Full valid driving license.

Essential Qualifications:

• Educated to Level 4 (HNC in Surveying, Construction & Built Environment, or equivalent) or higher.
• Evidence of ongoing professional development.
• Level 4 VRQ Certificate in Managing Damp, Mould, and Customer Care in Housing.
• Membership of RICS (Building Surveying) or MCIOB.
