The successful candidate will be responsible for inspecting properties, diagnosing complex repair issues, specifying remedial works and overseeing repairs projects valued up to 20,000.

You will play a key role in resolving property-related problems, advising residents and colleagues, managing damp and mould cases, and ensuring that repairs are completed safely, efficiently and to the required standards.

Key Responsibilities
  • Carry out property inspections to identify, investigate and diagnose building defects and complex repair issues.
  • Prepare detailed specifications for remedial works and arrange works orders with in-house maintenance teams where required.
  • Obtain and assess quotations for repair works up to 20,000, ensuring value for money and appropriate standards.
  • Manage individual repairs projects from initial inspection through to completion, including post-inspections of completed works.
  • Assess damp and mould issues, use appropriate inspection equipment, advise residents and provide technical guidance to contractors.
  • Manage the technical aspects of housing disrepair claims, including attending inspections with claimant representatives and reviewing expert reports.
  • Assess tenant and leaseholder applications for property alterations and proposed adaptations, making recommendations in line with relevant policies.
  • Investigate property damage and undertake initial assessments to determine whether insurance claims are appropriate.
  • Manage repairs arising from property damage where an insurance claim is not pursued.
  • Assess building defects and latent defects within warranty periods and coordinate corrective works where required.
  • Deal with Environmental Health Officers and other relevant stakeholders regarding property conditions and repair matters.
  • Undertake inspections relating to adjoining properties, Party Wall matters and encroachments when necessary.
  • Work collaboratively with internal teams, contractors, consultants, residents and external organisations.
  • Contribute technical advice on building specifications, standards and product selection, particularly in relation to fire safety.
  • Ensure compliance with health and safety requirements, relevant policies and established procedures.
Essential Requirements

To be considered for this position, candidates should demonstrate:

  • A property-related qualification, such as an energy assessor or asbestos surveyor qualification, or a suitable trade background.
  • Experience managing property repairs and diagnosing building defects within a residential housing environment.
  • Experience managing repair projects with values of up to 20,000.

  • Strong analytical and problem-solving skills, with the ability to investigate complex issues and identify effective solutions.
  • Excellent written and verbal communication skills, with the confidence to liaise with residents, contractors and professional stakeholders.
  • The ability to manage and prioritise a varied workload independently and maintain accurate administrative records using relevant software.
  • A valid driving licence and access to a roadworthy vehicle in accordance with the employer's requirements.
  • The ability to use personal protective equipment (PPE) and safely access stairs and ladders.
  • Must hold a basic DBS.
Desirable Requirements

The following would be advantageous:

  • HNC/HND in Building Surveying, a CIOB qualification or an equivalent professional qualification.
