Responsibilities
A Day in the Life of a Regional Water Intrusion Maintenance Manager:
As the Liberty Military Housing Regional Water Intrusion Maintenance Manager, you will direct, plan, inspect, and coordinate the water intrusion and mold/mildew inspections, associated remediation, and related work as required. Your role will have regular contact with residents, other departments, and contractors. You will be responsible for effectively leading a team of Water Intrusion personnel and restoration contractors to perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with Liberty Military Housing’s quality customer satisfaction standard.
Your Responsibilities include, but not limited to:
- Investigate and resolve water intrusion issues within LMH communities.
- Visit job sites as needed to determine proper procedures for a requested maintenance activity involving mold or water intrusion.
- Perform home visits, and communicate effectively with all parties involved in a water intrusion or mold related event.
- Provide guidance for in-house water intrusion, remediation, and restoration activities.
- Arranging services to be performed by outside contractors and maintaining required documentation.
- Obtains bids and verifies contractor invoices for accuracy.
- Recommends construction follow-up actions and coordinates said actions.
- Inspects on-going in-house and contract work for quality.
- Assumes responsibilities of an O&M Coordinator and implements Mold O&M Plan in accordance with company policies and procedures.
- Maintain familiarity with water intrusion/mold-related guidelines and acceptable methods for mold removal.
- Handles communication with residents and employees relating to mold.
- Provides authorization for emergency maintenance work involving water intrusion and mold.
- Assesses complex remediation projects and determines when alternative accommodations are necessary.
- Maintains project files with appropriate forms for all activities involving water intrusion and mold.
- Hire, train, and develop water intrusion maintenance staff and ensure company policies, procedures and safety practices are applied.
- Supervise the water intrusion staff in the performance of their daily activities.
- Conduct safety inspections of water intrusion equipment, supplies and chemicals. Correct any unsafe condition or situation and train on-site and water intrusion maintenance staff in the correct handling of chemicals, supplies and equipment.
- Participates in various department or regional meetings, leads safety and department meetings with staff members.
- Review and maintain budget for water related losses.
- Purchase and order maintenance supplies, materials and equipment in an efficient and cost-effective manner. Ensure inventory is appropriately stocked and maintained.
- Ensure Service Requests are appropriately assigned and completed by the water intrusion team within the required time frame.
- Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
- Train maintenance staff on various items related to water intrusion, loss mitigation and leak prevention.
- Must adhere to all company safety policies and ensure that all employees work in a safe and secure environment.
- Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including LMH’s standard operating procedures and policies.
- Must comply with IICRC/ANSI guidelines for water loss mitigation/remediation.
Qualifications
What You Need for Success:
- Position requires a minimum of 5 years’ related maintenance experience.
- Proven ability to supervise and lead a large team.
- Advanced level of understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care and drywall repairs.
- Position is contingent on successful completion of IICRC WRT, and AMRT certification; current certification preferred, training may be provided for qualified candidates.
- Effective communication and interaction with management team, military partners, your team members, vendors or residents, sufficient to exchange or convey information and to give and receive work direction.
- Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
- Intermediate computer skills (able to operate mobile devices, PC, proficient in MS Excel, MS Word).
- Ability to operate a motor vehicle (valid license required).
- Must be available for on-call work assignments and emergency calls.
- Ability to travel to other regional locations for work, training, meetings and other work-related activities.
- Ability to independently lift/carry supplies or equipment up to 65 lbs.
- Frequent reaching, stooping, bending and kneeling.
- Extensive walking and standing.
- Ability to climb up and down stairs/ladders.
- May require use of a personal or company vehicle, or electrical cart.
- Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, chemicals, unpleasant odors, and/or loud noises.
- Must be willing to work indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.

Pay Range $65,000 - $80,000 Annually
