Job Summary

As a Real Estate Services Manager at Tazzergroup, you will be responsible for overseeing and managing all aspects of our real estate services. This includes property management, client relations, and coordination with various stakeholders. You will ensure that our real estate operations are efficient, profitable, and in compliance with all relevant regulations. The ideal candidate will have extensive experience in real estate management, excellent leadership skills, and a keen understanding of market trends.

Key Responsibilities

Property Management:

  • Portfolio Oversight: Manage a diverse portfolio of residential, commercial, and industrial properties, ensuring they are maintained to high standards.
  • Maintenance Coordination: Oversee maintenance and repair activities, ensuring timely resolution of issues and adherence to safety standards.
  • Vendor Management: Negotiate and manage contracts with vendors and service providers for maintenance, repairs, and other property services.
  • Tenant Relations: Foster positive relationships with tenants, addressing their needs and concerns promptly and professionally.
  • Lease Administration: Manage lease agreements, ensuring compliance with terms and conditions, and handle renewals and terminations.

Financial Management

  • Budgeting: Develop and manage budgets for property operations, ensuring efficient use of resources and cost-effective solutions.
  • Financial Reporting: Prepare regular financial reports, including income and expense statements, budget variance reports, and forecasts.
  • Rent Collection: Oversee rent collection processes, ensuring timely payments and addressing any delinquencies.
  • Expense Management: Monitor and control operational expenses, seeking ways to reduce costs without compromising service quality.

Client Relations

  • Client Communication: Serve as the primary point of contact for property owners and investors, providing regular updates and addressing their queries.
  • Client Retention: Develop strategies to enhance client satisfaction and retention, ensuring long-term relationships.
  • New Business Development: Identify and pursue new business opportunities, expanding Tazzergroup’s real estate services portfolio.

Regulatory Compliance

  • Legal Compliance: Ensure all properties comply with local, state, and federal regulations, including health and safety standards.
  • Documentation: Maintain accurate and up-to-date records of all property transactions, leases, and maintenance activities.
  • Risk Management: Identify potential risks and implement measures to mitigate them, ensuring the safety and security of all properties.

Team Leadership

  • Staff Management: Lead and manage a team of property managers, leasing agents, and administrative staff, providing guidance and support.
  • Training and Development: Identify training needs and coordinate professional development opportunities for team members.
  • Performance Management: Conduct regular performance reviews, set goals, and provide feedback to ensure high levels of performance.

Market Analysis

  • Market Research: Conduct market research to identify trends, opportunities, and threats in the real estate sector.
  • Competitive Analysis: Monitor competitor activities and develop strategies to maintain Tazzergroup’s competitive edge.
  • Investment Analysis: Evaluate potential property acquisitions and investment opportunities, providing recommendations to senior management.

Qualifications

  • Education: Bachelor’s degree in Real Estate, Business Administration, or a related field. A Master’s degree is a plus.
  • Experience: Minimum of 5 years of experience in real estate management, with a proven track record of success.
  • Skills:
    • Strong leadership and team management skills.
    • Excellent communication and interpersonal abilities.
    • In-depth knowledge of real estate laws, regulations, and market trends.
    • Proficiency in property management software and MS Office applications.
    • Strong financial acumen and analytical skills.
Requirements

  • Proven experience as a Real Estate Services Manager or in a similar role.
  • RICS (Royal Institution of Chartered Surveyors) accreditation is preferred.
  • Strong problem-solving and decision-making abilities.
  • Ability to work independently and as part of a team.
  • Eligibility to work in the UK.
  • Valid driver’s license.
