About our client

Our client is a dynamic and fast-growing investment firm with a strong track record of success across South Asia. As the firm expands its real estate portfolio in the region, it is seeking an experienced Real Estate Financial Controller to take a lead role in managing the financial integrity of its ongoing development projects. This is a high-impact position, responsible for overseeing the full spectrum of financial and operational functions related to real estate development. The ideal candidate will play a key role in ensuring projects remain on budget and on schedule collaborating closely with quantity surveyors, architects, consultants, and contractors. From detailed budgeting and cash flow forecasting to performance tracking and financial reporting, the Financial Controller will be instrumental in driving disciplined execution and financial transparency across all project phases. What the job involves

  • Develop, manage, and update comprehensive project development budgets
  • Prepare and oversee cash flow forecasts across all project phases, ensuring financial accuracy and foresight
  • Reconcile project accounts and manage dedicated bank accounts to ensure compliance and accuracy
  • Review and validate invoices, Bills of Quantities, and all relevant supporting documentation
  • Conduct detailed variance analyses between budgeted and actual costs, providing actionable insights and recommendations
  • Collaborate closely with quantity surveyors, contractors, architects, consultants, and the Asia project team
  • Monitor construction progress, update project timelines, and ensure key deliverables and milestones are achieved
  • Review and verify progress reports to align with both physical and financial metrics
  • Maintain dynamic financial models, regularly updating them to reflect changes in project scope and timelines
  • Serve as the primary financial liaison between stakeholders in Mauritius, London, Asia and Dubai
  • Track vendor performance and coordinate timely approvals for payments based on verified progress
  • Ensure clear, timely, and accurate communication with internal teams and external partners
  • Produce weekly, monthly, and quarterly reports on project performance
  • Maintain audit ready financial records in compliance with internal policies and external regulations
  • Assist with year-end reporting and regulatory filings, working closely with external accountants as needed
Who we are looking for
  • Degree in Accounting, Finance, Real Estate, or a related field
  • Professional accounting qualification (part-qualified candidates will also be considered)
  • Minimum of 3 years` experience in real estate development, construction finance, or project cost control
  • Advanced proficiency in Excel, with proven experience in budgeting, financial modelling, and variance analysis
  • Strong understanding of Bills of Quantities, vendor invoicing, and financial processes within construction or property development environments
  • Experience collaborating with international teams and working in emerging markets is a strong asset
  • Exceptional organizational, analytical, and communication skills, with a meticulous attention to detail
