Capital One Property Management seeks a hands-on Property Manager to run the day-to-day management of the portfolio. This field-based role covers Darlington, Hartlepool and the Teesside area, with some admin from home and a requirement for a full driving licence and vehicle.
You will own the tenant lifecycle from enquiry to move-out, manage maintenance coordination, rent questions and compliance tasks, and build strong relationships with landlord clients.

We are hiring one hands-on Property Manager to run the day-to-day management of the whole portfolio.
This is a field-based role covering Darlington, Hartlepool and the Teesside area. You will be out at properties for most of your working time, with some admin and calls done from home. You need a full driving licence and your own vehicle. The portfolio is currently concentrated in Darlington and Hartlepool and is growing across the wider Teesside area as we take on more landlord clients.
A growing portfolio you can actually know. If you are running 150 units for a branch, this is the opposite: you manage the whole cycle for every property, from the first enquiry to the move-out, and you know every tenant, every house and every contractor by name.
Real autonomy with direct access to the directors. You make the day-to-day decisions inside clear procedures and authority limits. One rule sums up the job: if something is open, you own it until it is completed or escalated.
Tenants - day-to-day contact for maintenance, access, rent questions, complaints, inspections and move-outs.
Maintenance - triage the fault, decide urgency, get quotes, arrange access, chase attendance, check the work, update the tenant, close the job.
Rent - check payments weekly, spot missed rent early, contact tenants promptly, log arrears and elevate serious cases.
Re-lets and bookings - listings on SpareRoom, OpenRent and Rightmove, viewings, referencing and right-to-rent checks, tenancy agreements, deposit protection, move-in checklists, and serviced accommodation changeovers.
Compliance calendar - gas, electrical, fire alarm and emergency lighting, extinguishers, signage, HMO licence conditions and renewal dates, chased before they expire.
Inspections - quarterly, with a short written report and follow-up actions tracked to closure.
Landlord clients - keep our private landlords updated and represent the company well.
Everything is done in our software: COHO, Inventory Base, SignWell, SpareRoom, OpenRent and Xero. We train you on our systems.
£14 per hour, PAYE. 22.5 hours a week guaranteed (£16,380 a year), extra hours paid at the same rate, and travel time between properties during your working day is paid time.
Three set working days each week, confirmed before you start, with reasonable flexibility around viewings and move-ins.
Monthly re-let bonus, annual compliance bonus, and paid out-of-hours callouts (amounts agreed at offer stage). Routine messages wait until working hours - you are not on call 24/7.
28 days holiday including bank holidays (pro rata), workplace pension, mileage at HMRC rates, company phone and laptop.
Progression is real: hours increase as the portfolio grows, full-time when the room count supports it, and the path runs Property Manager to Senior Property Manager or Operations Manager.
Reports to the two directors. A director covers your holidays and absence. Three-month probation. Start as soon as possible. Two references taken before you start.
