Thorn Baker Construction in Nottingham is seeking a permanent Quantity Surveyor to join our growing residential contractor team. The role covers cost planning, procurement, and contract administration on student accommodation projects.

The successful candidate will manage detailed cost estimates, monitor budgets, visit sites regularly, and work across the business to drive value while maintaining high standards of accuracy and compliance.

Qualifications

• Degree or HND in Quantity Surveying, Construction Management, or a related discipline.
• Membership of a relevant professional body is advantageous but not essential.
• Experience in residential construction, especially student accommodation, is desirable.

Responsibilities

• Prepare and manage cost plans, estimates, and tender documents for residential projects.
• Undertake site visits to monitor progress and verify quantities.
• Analyze subcontractor and supplier quotations and negotiate favourable terms.
• Administer contracts and manage procurement per company policies.
• Monitor budgets and forecast costs for financial reporting.
• Identify and resolve cost issues, liaising with project managers.
• Prepare interim valuations and final accounts for payments.
• Maintain records of cost and contract documentation for audit.
• Contribute to continuous improvement within the commercial team.

We are recruiting for a permanent Quantity Surveyor to join a growing residential contractor based in Nottingham. The company specialises in student accommodation projects across the United Kingdom and offers a competitive salary of up to £65,000 alongside a generous benefits package.

Job Duties

• Prepare and manage detailed cost plans, estimates and tender documentation for residential construction projects, ensuring accuracy and completeness.
• Undertake regular site visits to monitor project progress, verify quantities and assess variations in scope.
• Analyse and evaluate subcontractor and supplier quotations, negotiating favourable terms to achieve cost efficiencies.
• Administer contracts and manage procurement processes in accordance with company policies and industry standards.
• Monitor project budgets and forecast costs to support effective financial management and reporting.
• Identify and resolve cost-related issues promptly, liaising with project managers and other stakeholders to mitigate risks.
• Prepare interim valuations and final accounts, ensuring timely and accurate payment applications.
• Maintain comprehensive records of all cost and contract documentation for audit and reporting purposes.
• Contribute to continuous improvement initiatives within the commercial team to enhance processes and procedures.

Required Qualifications

• Valid driving licence to facilitate site visits and meetings across various locations.

Education

• Degree or HND in Quantity Surveying, Construction Management or a related discipline.

Membership

• Membership of a relevant professional body is advantageous but not essential.

Experience

• Proven experience working as a Quantity Surveyor within the residential construction sector.
• Experience managing projects related to student accommodation or similar developments is highly desirable.
• Demonstrable track record of preparing cost plans, tender documentation, and contract administration.

Knowledge and Skills

• Strong understanding of construction methods, materials and industry best practises.
• Excellent numerical and analytical skills with attention to detail.
• Proficient in the use of cost management software and Microsoft Packages.
• Effective negotiation and communication skills to liaise confidently with suppliers, subcontractors and internal teams.
• Ability to work independently, prioritise workload and meet deadlines within a fast-paced environment.
• Good contracts Quantity Surveying expeirence.
