Job summary

Thorn Baker Recruitment is seeking a Quantity Surveyor to join the Commercial Team on a portfolio of modular construction and offsite projects. You will gain exposure to pre-construction and commercial functions within a collaborative environment.

Reporting to the Head of Commercial, you will review contracts, identify risks, support tender submissions and help ensure project commercial success from the outset.

Qualifications

• 3-5 years experience in a QS or commercial role.
• Strong knowledge of JCT, NEC and bespoke contracts.
• Degree in Quantity Surveying desirable.
• Excellent communication and stakeholder management skills.
• Ability to manage multiple tenders and deadlines.

Responsibilities

• Review and interpret client contracts, specs and tender docs.
• Identify commercial risks and contractual obligations.
• Provide commercial and contractual advice to pre-construction and design teams.
• Support negotiation of contract terms and conditions.
• Assist developing procurement and subcontract strategies.
• Help prepare payment terms and cash flow forecasts for bids and projects.
• Support complex bid reviews and scope gap analysis.
• Attend pre-start meetings and provide ongoing commercial support.
• Contribute to improving commercial processes and procedures.

The Role

About You

• 3-5 years' experience in a Quantity Surveying or Commercial role.
• Strong understanding of construction contracts, including JCT, NEC, and bespoke forms.
• Degree in Quantity Surveying desirable.
• Excellent communication and stakeholder management skills.
• Ability to manage multiple tenders and deadlines simultaneously.
• Experience within modular construction, offsite manufacturing, or the wider construction industry would be advantageous.
