Job summary

V3 Recruitment Ltd is seeking a Quantity Surveyor to operate on projects near Southampton. You will manage pre-construction cost planning, tender activity and procurement while ensuring compliance with NHBC, building regs and health and safety.

Key duties include reviewing contract docs, preparing cost analyses, negotiating subcontractor sums and delivering robust cost control across multiple schemes. A car, pension and benefits are provided.

Qualifications

  • Office and information management systems and the associated legislation surrounding them
  • Excellent planning and organisational skills
  • Microsoft Office including Outlook, Excel and Word
  • Ability to write clear, precise accurate reports.
  • Managing multiple large scale projects including cost management to estimate materials, time and labour costs and compliance with technical and professional standards
  • Tendering and appointment of sub-contractors and consultants
  • Construction contracts (JCT)
  • Verifying and reporting on work completed
  • Working with the social housing sector
  • Experience of working with the with people at all levels
  • MS Project (Desirable)
  • Minimum HNC in building/quantity surveyor or construction
  • Degree in quantity surveying or equivalent (desirable)

Responsibilities

  • Deliver multiple construction projects in accordance with CONDOC and KIPS, including procurement of resources and compliance with NHBC and health and safety requirements.
  • Check contract documentation and drawings to identify errors and omissions that could cause unnecessary costs.
  • Prepare tender lists and update procurement programmes.
  • Distribute design information packages and tender drawings; prepare tender documentation and perform preliminary checks on subcontractors.
  • Prepare construction cost analysis from tender enquiries and ensure information is received.
  • Assess site staffing levels and build programmes to estimate preliminary costs and start-on-site budgets.
  • Arrange and adjudicate budget settlement meetings with the commercial team.
  • Prepare payment schedules and coordinate pre-start meetings with other departments.
  • Appoint subcontractors and negotiate contract sums within budget.
  • Attend project and pre-start meetings; review subcontract packages as required.
  • Verify and report on work completed and support cost control across projects.
  • Work with social housing sector and other stakeholders to ensure project delivery.

Description:

Our client is looking for a Quantity Surveyor to work at a location near the Southampton. - £65,000-70,000 + car + pension + company benefits scheme.


Key Responsibilities for the position include:

Responsibility for delivering multiple construction projects in accordance with Construction Documentation (CONDOC) and Key Information Prior to Start (KIPS), including considered procurement of resources and compliance with NHBC, building regulations and health and safety requirements.


Pre-Construction Phase

You will be responsible for checking contract documentation including drawings to identify any errors and omissions, particularly where unnecessary costs may arise.


Preparation of tender lists and updating of subsequent procurement programmes.


Distribution of design information packages and tender drawings, prepare tender documentation including preliminary checks on subcontractors, preparing and monitoring procurement trackers.


Prepare construction cost analysis from tender enquiries ensuring all outstanding information is received.


Assess site staffing levels and build programmes with the contracts manager to ascertain preliminary costs and prepare the start on site budget with the support of the wider team.


Arrange and adjudicate budget settlement meetings, with the support of the wider Commercial team.

Working closely with other departments, including technical, sales and land & planning, carry out all necessary pre-start meetings including Health & Safety, sub-contractor requirements, to finalise a tender sum and agree payment schedules prior to placing an order.


Attend project meetings, contract pre-start and subcontract package review meetings, as required.


Appoint subcontractors, including interviews, checking references and negotiate the contract sum within budget, including finalising costs to cover all late variations.
