Job summary

ScaleX™ Talent Solutions is recruiting a commercially minded Quantity Surveyor for a growing fit-out and construction business. The role offers hybrid working across office, project sites and home, with regular site visits in Dublin and Armagh.

You will take commercial ownership of live projects and manage costs from estimate to final account. The ideal candidate has 3–5 years of QS experience, a relevant degree, and strong negotiation skills.

Qualifications

• Three to five years' experience as a Quantity Surveyor.
• Experience in a contractor environment is essential.
• Experience managing variations, valuations and final accounts.
• Strong commercial awareness and negotiation skills.
• Excellent organisation and communication skills.

Responsibilities

• Preparing project estimates, budgets and cost forecasts.
• Producing tender documents and Bills of Quantities.
• Supporting procurement and subcontractor selection.
• Managing project costs throughout the full project lifecycle.
• Preparing interim valuations and payment applications.
• Assessing variations and negotiating change-order costs.
• Managing subcontractor accounts and monitoring expenditure.
• Preparing and negotiating final accounts.
• Identifying and managing commercial and contractual risks.
• Working closely with clients, Project Managers and other stakeholders.
• Maintaining accurate commercial records across multiple projects.

Are you an experienced Quantity Surveyor ready to take greater commercial ownership and progress within a growing construction business?

Our client is a trusted fit-out and construction partner delivering high-quality projects across Ireland. With offices in Armagh and Dublin, the business works closely with its clients to bring their vision to life-combining strong project management, quality workmanship and a commitment to exceeding expectations.

As the business continues to grow, we are looking for a Quantity Surveyor with three to five years' experience to join the team.

This is an opportunity to take commercial responsibility for multiple live projects valued between £70,000 and £1 million. You will work closely with Project Managers, clients and subcontractors, managing costs from the initial estimate through to the final account.

What you'll be responsible for

• Preparing project estimates, budgets and cost forecasts

What we're looking for

You will ideally bring:

• Three to five years' experience as a Quantity Surveyor
• Experience working within a contractor environment
• A degree in Quantity Surveying, Construction Management or a related discipline
• Experience managing variations, valuations and final accounts
• The ability to manage several live projects simultaneously
• Strong commercial awareness and negotiation skills
• Excellent organisation, communication and attention to detail
• The confidence to work independently in a fast-paced environment
• The flexibility to travel between Dublin and Armagh when required

Experience within fit-out, residential construction, commercial construction or civil engineering would be particularly valuable.

Knowledge of NEC, JCT or FIDIC contracts, along with experience using CostX, Bluebeam, Microsoft Excel or similar commercial software, would also be advantageous. Membership of RICS or an equivalent professional body is desirable but not essential.

This is an exciting opportunity to join a growing fit-out and construction business where you can take genuine ownership of your projects and make a visible commercial contribution.

You will benefit from a flexible hybrid structure across the office, project sites and home, with regular site visits in Dublin. You will work closely with an experienced delivery team and have the opportunity to progress towards a Senior Quantity Surveyor or broader commercial leadership position as the business grows.

A salary of £50,000-£60,000 is available, depending on experience.
