Are you passionate about property investment and eager to make a significant impact in the hospitality industry? Punch is an award-winning pub company seeking a dynamic and experienced Investment Project Manager to aide the delivery of our property investment programme and drive our continued success

Role Purpose

To develop and deliver a sector-leading property investment programme in our Management Partnership (MP) portfolio to ensure our pubs are well-invested and maintained to operational and safety standards at all times. Collaborating with colleagues across the business and supply chain to ensure we deliver high-quality investments. An understanding of operational, guest, and financial requirements of each project is key, working at multi-levels to ensure we make the best of each growth opportunity and invest wisely. Own the end-to-end investment process for each pub from inception to being ready to trade. Play a key role in the innovation of the design and development of customer-facing concepts – working as part of a cross-functional team

• Successful Investment Programme: Delivering MP transfers and investments in the existing MP Pub Estate, meeting targets for time, cost, and quality in line with the MP investment strategy.

• Continuous Improvement: Contributing to ongoing improvements in the investment programme and supply chain, focusing on pub design, operational effectiveness, cost engineering, and project delivery.

• Budget Management: Managing capital investment budgets and providing monthly performance reports against the budget.

• Investment Programme Development: Leading the creation and delivery of a top-tier investment programme for the MP estate, including MP transfers and investments in the existing MP Pub Estate, meeting targets for time, cost, and quality in line with the MP investment strategy.

• Maintenance Standards: Ensuring pubs are maintained to operational and safety standards.

• Collaboration: Working with colleagues and the supply chain to deliver high-quality investments.

• Project Understanding: Grasping the operational, customer, and financial needs of each project.

• Multi-level Work: Ensuring optimal growth opportunities and wise investments.

• End-to-End Process Ownership: Managing the entire investment process from inception to readiness for trade.

• Innovation and Design: Playing a key role in innovating and developing customer-facing concepts as part of a cross-functional team.

• Sector-Leading Designs: Delivering MP concepts that meet targets and are exemplary enough to be emulated by others.

• Customer Feedback: Seeking and utilising feedback from internal and external customers to inform investment decisions.

• Community Integration: Reinforcing the position of pubs in the community through investment design and delivery, aligning with company values, and reviewing industry trends for potential benefits.

• Continuous Improvement: Contributing to ongoing improvements in the investment programme and supply chain, focusing on pub design, operational effectiveness, cost engineering, and project delivery.

• Innovation Opportunities: Exploring and testing new ideas and products through MP investments, evaluating their benefits, and integrating successful innovations into regular operations

• Lead a focused, engaged supply chain to deliver these sector-leading investments. Building on existing success while challenging the norms to enable growth and progress.

• Be recognised as the “Property Project” expert on pub investment and design within Punch.

• Deliver low carbon and environmentally sustainable principles across Unity pubs through our investment activities, considering equipment, materials, construction methods, and ongoing operations to minimise the environmental impact of our investments

• Be recognised as a committed team player, integrated into both the Property and Operations team thinking while bringing positive challenge and support on all things investment-related.

• Work closely with Property colleagues to help the wider property team understand and best support the work in MP; identifying and resolving any conflicts to ensure seamless support to our Partners.

• Create a high-performance culture with key suppliers, delivering continuous improvements in service, innovation, and value-added relationships.

• Source and develop supplier arrangements to support our MP capex programme, working with the Commercial team to provide cost, quality, and availability of supply benefits to Punch.

Person Specification - Technical Competencies / Professional expertise

• Knowledge of the licensed retail sector (operations or estate or multi-site FMCG property experience)

• Capital investment experience covering a range and size of projects.

• Detailed knowledge of hospitality design – ability to interpret, influence and suggest design changes.

• Ability to travel widely across UK as required by programme of investments.

• IT literate – intermediate Word, Outlook and PowerPoint and advanced Excel

• Key behavioural traits required are Planning & Organising, Negotiation and Assertiveness skill,

• Thriving in a fast-paced environment

• Demonstrable ownership of personal development journey
