Job description

An exciting opportunity has arisen with Ocean Housing Group for a permanent, full-time, Property Services Manager within our Property Services team.

With an emphasis on compliance, you will ensure full adherence to regulatory requirements and maintain accreditation for all M&E regulatory bodies (including Gas Safe, NICEIC, Oftec, HETAS, MCS, PAS 20/30). You’ll oversee compliance across all Property Services functions, including gas installations, servicing and repairs, electrical safety, fire safety, building safety, legionella, asbestos, and lifts, monitoring to ensure compliance with legislation and best practices. You will develop procedures for compliance service developments and improvements, analyze and manage performance, and recommend continuous improvements. With a keen eye for detail, you will prepare and present monthly reports on progress, finances, and budgets related to team projects and services. As a hands-on manager, you will lead by example, supporting and guiding team members, encouraging their development, and ensuring they have the resources needed to meet objectives while providing quality, customer-focused services. You’ll also manage out-of-hours emergencies, liaising with customers and contractors to resolve issues efficiently and ensuring high standards of work.

Applicants should have extensive senior management experience in property maintenance or construction management, with knowledge of IEE wiring regulations (18th edition), Gas Safety regulations 1998, CAR 2012, CDM 2015, and an understanding of the Fire Safety Act, Building Safety Act, legionella, and asbestos legislation. You should be adept at identifying service improvements, managing budgets, and delivering projects on time. Self-motivation, a passion for high-quality service, and excellent communication skills to liaise with stakeholders are essential.
