An exciting opportunity has arisen with Ocean Housing Group for a permanent, full-time Property Services Manager within our Property Services team.
With an emphasis on compliance, you will ensure full adherence to regulatory requirements and maintain accreditation for all M&E regulatory bodies (including Gas Safe, NICEIC, Oftec, HETAS, MCS, PAS 20/30). You will oversee compliance across all Property Services functions including gas installations, servicing and repairs, electrical safety, fire safety, building safety, legionella, asbestos, and lifts, monitoring to ensure compliance with legislation and best practices. You will develop procedures for all compliance-related service developments and improvements, analyze and manage performance across all compliance functions, and recommend continuous improvements. You will prepare and present monthly reports on progress, including financial and budget updates for projects and services managed by the team. As a hands-on manager, you will lead from the front, providing support and guidance, encouraging development, and ensuring the team has resources to meet objectives while delivering quality, customer-focused services. You will also manage out-of-hours emergencies, liaising with customers and contractors to resolve issues efficiently, ensuring all work meets high standards.
Candidates should have extensive senior management experience in property maintenance or construction management, knowledge of IEE wiring regulations (18th edition), Gas Safety regulations 1998, CAR 2012, CDM 2015, and an understanding of the Fire Safety Act, Building Safety Act, legionella, and asbestos legislation. The ability to identify service improvements, manage budgets, and deliver projects on time is essential. Self-motivation, a passion for quality service, and strong communication skills to liaise with internal and external stakeholders are required.
