Job summary

Public Sector in Bedfordshire is seeking a Repairs Inspector to join its housing portfolio team. The role involves inspecting residential properties, diagnosing defects (with a focus on damp and mould), and specifying cost-effective repairs.

You will support maintenance operatives, liaise with contractors, and ensure work meets required standards. The role combines hands-on property inspections with technical problem-solving, helping improve service quality and delivery.

Qualifications

• Experience as Building Surveyor, Repairs Surveyor, Property Inspector or similar.
• Strong knowledge of building pathology and remedial repair methods.
• Ability to diagnose damp, mould and condensation problems and identify root causes.
• Experience preparing repair specifications and assessing workmanship to standards.
• Familiarity with housing standards, building regulations and safety requirements.

Responsibilities

• Inspect residential properties for defects and determine remedial works.
• Investigate damp, mould, condensation and structural issues and identify root causes.
• Define repair requirements and cost-effective solutions to meet standards.
• Inspect completed repairs and ensure workmanship meets specification.
• Carry out pre- and post-work inspections to confirm homes are ready for occupation.
• Offer technical guidance to maintenance operatives and contractors.
• Complete property and site inspections, identify hazards and ensure safety compliance.
• Monitor contractor performance and manage timely delivery within budget.
• Explain defects and repair options clearly to residents.
• Produce inspection reports, repair specs and photographic records.
• Identify recurring defects and suggest preventive maintenance improvements.
