Job summary

British Land is seeking a Property Manager for Regents Place in London to deliver an innovative, efficient environment for occupiers while protecting the landlord's asset value. You will work closely with occupiers and service providers to ensure high service standards.

This hybrid role (4 days in office) covers budgets, service charges, health & safety, and coordination with managing agents. A proactive, collaborative approach and clear communication are essential to maintain safety,

Qualifications

Responsibilities

  • Develop and maintain professional relationships with occupier representatives and encourage open communication on building issues.
  • Coordinate interfaces with adjoining blocks in consultation with managing agents to ensure communication and stakeholder alignment.
  • Prepare annual service charge budgets and management accounts with input from internal resources.
  • Ensure Health & Safety, emergency procedures, and safe working practices meet current legislation.
  • Act as Responsible Person during emergencies and communicate occupier obligations regarding procedures and risk assessments.
  • Procure building and contracted services following tender guidelines and monitor service delivery.

THE ROLE

ExecuteBritishLand policy of providing an innovative, operationallyefficientand economically competitive commercial environment for occupiers whilst enhancing the investment value of the asset for the landlord. Contribute to the safety and wellbeing of all users of the building/ estate.

WHAT YOU’LL DO
  • Develop andmaintaina professional understanding and close working relationship withappropriate occupierrepresentatives and encourage frequent and open communication and flow of information on relevant building issues.
  • Manage and coordinate interfaces with adjoining private and social housing blocks, in consultation with the BL Residential Manager and respective managing agents, to ensure appropriate communication, access arrangements and stakeholder alignment.
  • Manage the production of the annual building service charge budget and management accounts coordinating the input of internal resources and ensuring strict adherence to the published programmes.
  • Ensure that Health & Safety, emergencyproceduresand safe working practices areestablished,maintainedand conform with current legislation, ensuring occupier and British Land staff are provided with a safe environment in which to conduct their core business activities.
  • Act as the Responsible Person in the event ofan emergency. Take all reasonable measures to ensure that occupiers remain aware of their obligations in respect of the building incident procedures and risk assessments and that the legitimacy of the document is not in any way compromised.
  • Act as custodian and ensure that all aspects of the relevant British land manuals including Operations Manual, Health & Safety and Accounts Manuals arecomplied withand accurately reflect recorded amendments.
  • Ensure all aspects of building staff training, development and general welfare requirements areidentifiedand formally reviewedin accordance withthe company training policy and appraisal process.
  • Pro-activelyprocure, following the company tender guidelines whererequired, building and contracted services, ensuring the requisite standards for the management and delivery of building services are upheld through regular structured monitoring and direct liaison with service providers.
  • On-board and work closely with the Work Ready occupiers or Storey team should these occupier formats be adopted in the building. Undertaking service provision and management in line with customer expectations.
  • Employ in practice the principleswith regard toBritish Land Fabric Management andLong TermCosting initiatives.
  • Take ownership of the British Land vision and values ensuring that they are fully integratedin toall ofthebuildingsservices.
