Qualifications

  • Oversee lettings administration including referencing and drafting agreements.
  • Manage maintenance and repair by instructing contractors.
  • Handle rent management and reconciliation of incoming rents.

Property Manager – Manchester, M1

A strong, well-respected and very established property firm are actively seeking a personable, professional Property Manager based in Manchester, M1. The successful Property Manager will be working alongside the Senior Property Managers who will manage your day to day workload. As a Junior Property Manager, you must remain responsive to the requirements of the business. You will be working closely with the Senior Property Managers and Managing Director and assisting with all areas of the running of the business on a daily basis. As a Property Manager you will be looking after a portfolio of 150 properties, therefore you must be able to manage your own workload, keep on top of any issues and prioritise jobs as necessary.

Responsibilities
  • Lettings Administration
    • Referencing prospective tenants
    • Drafting of tenancy agreements
    • Arranging furniture / window treatment packs / tenant requirements
    • Closing of files upon move in
  • Inventories / Check in’s / Check out’s
    • Arranging Inventory / Check in
    • Organising Check out / Deposit return / dilapidations
    • Deposit dispute administration
  • Maintenance / Repair management
    • Instructing contractors
    • Organising contractor appointments
    • Liaising with tenant and suppliers
    • Chasing outstanding works
    • Liaising with managing agents / insurance claims
  • Organising Gas / Electrical Safety certificates / EPC’s
    • Instructing contractors
    • Organising contractor appointments
  • Liaising with landlords / tenants
    • General queries
    • Maintenance issues
  • Arranging tenancy extensions / renewals
    • Agreeing new AST terms with both tenant and landlord
    • Drawing up new AST’s / contract extensions / Assignments
  • Visiting properties and carrying out inspections
  • Liaising with overseas landlords
    • Taking on new properties
    • Liaising with developers / sub agents
    • Meeting landlords in UK
  • General office administration
    • General enquires
    • Key management
  • Rent Management
    • Reconciliation of incoming rents with client account
    • Running statements
    • Chasing late payments
    • Managing arrears
The Successful Applicant will need to possess the following skills:
  • 1 years property management experience is essential for this role.
  • It is highly desirable that candidates have intermediate computer literacy.
  • Experience of lettings/property management software packages would be useful.
  • ARLA Qualified would be an advantage.
  • Be able to manage their own workload.

The hours will be: Monday to Friday 9:30am – 6pm (5:30pm on a Friday)

Salary range will be: £32,000 to £35,000pa
