Job description

Property Manager / Inspector

We are seeking a part-time Property Manager / Inspector to work on Tuesdays and Thursdays from 9:00 am to 5:30 pm, and every other Saturday from 9:00 am to 5:00 pm, with a one-hour lunch break each day.

  • Minimum of 5 years' experience in property management.
  • Must be a driver with own vehicle, as routine property inspections are part of the role.
Responsibilities:
  • Collect rent, monitor and chase arrears.
  • Handle maintenance issues, organize repairs, and liaise with contractors.
  • Schedule and conduct routine property inspections.
  • Keep landlords informed with updates and reports.
  • Ensure legal compliance (Gas Safety Certificate, EICR, EPC, smoke & CO alarms).
  • Manage lease renewals, negotiate tenancy renewals or rent increases.
  • Communicate with tenants, resolve queries and issues.
  • Manage contractors: vetting, scheduling, overseeing work.
  • Handle deposit returns, negotiate disputes, and deductions.
  • Arrange end-of-tenancy checkouts and related documentation.
  • Oversee property inspections and maintenance.

  • A calm, resilient personality, capable of handling sensitive issues like deposit returns or repairs.
  • Systematic approach with strong administrative skills.
  • Problem-solving abilities.
  • Ability to work under pressure while maintaining attention to detail.
  • Secretarial skills are advantageous for generating letters; longer reports can be dictated and compiled by others if needed.

The role primarily involves property maintenance, management, and deposit resolution. It requires tactful communication to keep both landlords and tenants satisfied, even in stressful situations. Building long-term relationships with professional landlords and dealing with industry professionals and corporate clients is essential.

Remuneration:

Part-time schedule as specified, with a salary of £13,320.
