Qualifications

• Two years' property management or lettings experience preferred.
• Knowledge of lettings legislation.
• Organised with attention to detail.
• Calm and practical under pressure.
• Friendly, clear communicator.
• Discreet with confidential information.
• Team player.
• Able to use IT; Aspasia knowledge a bonus.
• Full UK driving licence.

Responsibilities

• Manage your portfolio of 55 residential properties day to day.
• Be the first point of contact for landlords and tenants.
• Oversee referencing, KYC checks, tenancy agreements and renewals.
• Prepare tenancy documentation including deeds of assignment and surrender.
• Draw up and serve legal notices and check notice validity.
• Maintain property safety: gas/electrical certifications, alarms.
• Conduct mid-tenancy inspections using Inventory Base.
• Monitor arrears and approve invoices within 48 hours.
• Arrange check-outs, deposit deductions and resolve TDS disputes.
• Assist landlords with insurance claims as needed.
