Job summary

Dwelly, the AI operating system for residential lettings, is seeking a Property Manager for its Barnt Green office. You will own the day-to-day running of a dedicated residential portfolio, serving as the main contact between tenants, landlords and contractors to keep homes well maintained and compliant.

This is a 6-month fixed-term contract with view to extension, based in Barnt Green five days a week. Working hours are Monday–Friday, 9am–5:30pm.

Qualifications

• 2–4 years of UK property management experience.
• Strong knowledge of UK lettings regulations and compliance.
• Clear, professional communication with customers; empathetic.
• Fast learner, comfortable with changing processes and tech.
• Resilient and organized to manage a busy workload.

This is an exciting opportunity to join a lettings agency in Barnt Green. The agency is run by a small, dedicated team focused on exceptional customer service to tenants and landlords, and it's looking to expand. Tools and processes will change as the agency scales, so we're looking for people who learn quickly and thrive in that environment. We are also open to flexible and part-time working arrangements.

Location: Barnt Green (5 days a week, office-based)

Position Type: Full-time, initial 6 month fixed-term contract, with a view to extending to a longer-term or permanent role.

The Role

As a Property Manager, you'll own the day-to-day running of a dedicated residential portfolio. You'll be the main point of contact between tenants, landlords and contractors, keeping every home well maintained, compliant and well run. Based on an initial 6 month contract, there is an opportunity to extend to a longer term contract or full-time role. This role is based in our Barnt Green office 5 days a week.

What You'll Do

• Be the main point of contact for your property portfolio.
• Keep service high across the four key areas of property management: maintenance, compliance, move-outs and inspections.
• Negotiate deposit deductions with landlords and tenants, and refer disputes to TDS when needed.
• Resolve landlord, tenant and contractor issues quickly and professionally.
• Keep your portfolio compliant with UK safety legislation and housing standards.
• Work with other departments, including lettings, so the move-out > move-in process runs smoothly.

What We’re Looking For

• 2-4 years of UK property management experience.
• Strong knowledge of UK lettings regulations and compliance.
• Strong communicator: clear, professional and confident with customers. Not afraid of making calls or having difficult conversations, while staying empathetic.
• Fast learner, comfortable with technology: you pick up new processes and systems quickly and are comfortable when they change. Ready for an environment of continuous change and improvement.
• Resilient and organised: you keep a busy workload moving without dropping the detail.

Nice to Have

• Experience in a tech-enabled environment or with multiple CRMs.
• Regular user of ChatGPT / Claude / Gemini.
