Due to this growth, we are currently seeking a Property Manager to join our team.
Person Scope
The key requirements for this role include:
- Chartered Surveyor with a minimum of 5 years PQE with relevant experience
- Ability to draft and advise on a wide range of commercial contracts
- Ability to work independently
- An exceptional surveyor who is highly commercially aware, providing pragmatic advice to support strategic decisions
- Ability to work effectively with external professionals, maintaining productive relationships
- Strong commercial thinking and strategic business insight
- Problem-solving skills
- Proactive and performance-focused approach

- Confident decision-maker
- Excellent written, verbal, and numerical skills
- Flexibility to manage competing priorities and deadlines
- People management experience is beneficial but not essential
Objectives of Role
- Manage the Group Property portfolio in the UK
- Market and lease approximately 7,000 acres of port, industrial, and agricultural land
- Identify land acquisition opportunities
- Build and develop relationships with surveyors and clients
- Ensure cost-effective property management, including routine reviews and maintenance
- Deliver professional service

Location
- Able House, Billingham Reach Industrial Estate, with travel to other Able UK locations as needed
Specific Responsibilities
- Support senior management with property reports and portfolio information
- Maintain detailed records and ensure legal and contractual compliance
- Coordinate with the finance department for invoicing
- Respond to client inquiries and tenant requests
- Keep tenants informed of developments
- Ensure environmentally friendly developments
- Identify cost savings opportunities
- Provide quarterly management reports
- Oversee maintenance, refurbishment, and risk assessments
- Ensure statutory and regulatory compliance
- Manage documentation and insurance records
- Prepare and manage service charge budgets
- Manage dilapidation assessments and safety regulations
