Overview

Siamo Recruitment are looking for an experienced Property manager in the lettings industry to join an established lettings company based in Leamington Spa CV31.

Role features

Salary: £28-32k basic salary, depending on experience, plus bonus commission potential of £3-5k

Location: Based in Leamington Spa, and surrounding areas

Contract: Role to start in April depending on notice periods 2025. Full-time, Permanent contract.

Working pattern: Monday - Friday 09:00-17:30 and 1 in 4 Saturdays 09:00-14:00. 22 days annual leave, plus bank holidays, rising with years of service.

Salary: £28-32k (Depending on Experience). 5% on Commission (Uncapped)

Report to: Operations Director

Job Context

The overall aim of the Property Manager is to work in all aspects of Property Management for student Homes.

Purpose of the role

To run an effective, customer centric letting's function, building strong relationships with new and existing clients and being a key point of contact. Leading and empowering the lettings team to deliver results against targets, making key commercial decisions and reporting on progress against targets.

Duties and responsibilities
  • Creating and maintaining strong relationships with landlords, tenants and key stakeholders
  • Overseeing an extensive portfolio of properties across both the residential and student sectors, ensuring effective management and compliance
  • Drive revenue and look for new and innovative ways to increase the overall lettings business and revenue stream
  • Attending and instructing lettings valuations with property market knowledge
  • Oversight of onboarding new stock
  • Anticipate changing business needs, develop proposals and implement them
  • Supporting, empowering and guiding the team to achieve personal and branch goals
  • Training and development of the lettings team
  • Carry out 1:1 meeting with the lettings team and setting targets and recognising achievements
  • Improving and implementing processes
  • Management of escalations from landlords and tenants
  • Participate in strategic planning and delivery as part of the wider management team
  • Stay informed and up to date on legislation and upcoming changes, and adapting the operation and training the team, as required
  • Produce and present reports and commentary against targets
Key skills and experience required
Essential
  • Proven experience in property management
  • Excellent interpersonal and communication skills, with a proven ability to build strong professional relationships with tenants and landlords
  • Proactive and results-driven, with a focus on delivering exceptional service
  • Highly organised, with strong attention to detail and the ability to manage multiple tasks effectively
  • Proficient in using property management software and Microsoft Excel
  • Flexibility to travel for the needs of the role, own car is required
Desirable
  • Lettings knowledge/understanding
  • ARLA/Propertymark qualification
