Qualifications

  • 2+ years of experience in leasehold property management required.
  • Full clean driving license and own vehicle necessary.

Job description

We are looking for an experienced Property Block Manager to join our high performing and friendly team based in Poole. SPL Property Management is part of the Leaders Romans Group and manages a wide variety of properties across the South Coast.

Managing your own portfolio of properties, and reporting to the Head of Property Management, you will be responsible for:

  1. Responding, in a timely manner, to all enquiries received from Clients, leaseholders and other stakeholders
  2. Preparing budgets for consideration by Clients and management of budget expenditure throughout the year
  3. Review of year end accounts, seeking approval on these and arranging for distribution of the same
  4. Dealing with transfer paperwork when properties change hands, including updating of Company Books and issue of Share Certificate, as applicable
  5. Project Management of any major projects including issue of Section 20 notices and liaison with Building Surveyors and Contractors throughout
  6. Reviewing leases and ensuring compliance with the terms contained therein
  7. Working with the accounts team on management of arrears
  8. Completing KPI data as required for reporting to Head of Property Management and Clients
  9. Site inspections in line with management agreements
  10. Attending, chairing and minuting Annual General Meetings and any Director or Resident meetings
  11. Ensuring compliance with all Health and Safety and Fire Safety legislation
  12. Arranging re-active and pro-active repairs and works as needed
  13. Working with, and providing support to, the rest of the office team

Requirements

  1. Full clean driving license and own vehicle
  2. Knowledge of Microsoft Office package and good IT skills
  3. Minimum of 2 years’ experience in leasehold property management

Working Hours:

Monday to Friday 9am to 5pm
