Please note the role will be based on site 5 days per week in Greenwich, SE10.

The role:

The Property Manager will act as the primary point of contact for all Occupiers, maintaining strong relationships and ensuring smooth day-to-day communication across the Estate. This role involves upholding exceptional customer service standards, coordinating with contractors, and overseeing the operational management of the estate to meet performance targets and compliance requirements.

Key Responsibilities

  • Ensure all customer service KPIs are met or exceeded, delivering high levels of client satisfaction.
  • Maintain excellent service standards throughout the estate and drive ongoing improvements based on occupier feedback and satisfaction surveys.
  • Address occupier concerns promptly and resolve any complaints in a timely and professional manner.
  • Support the Senior Property Manager with financial responsibilities, including service charge budgeting and apportionment.
  • Manage the day-to-day operations and maintenance of the estate, including the coordination of repairs, refurbishments, and services delivered by external contractors.
  • Ensure building safety and compliance, including oversight of fire safety and security systems.
  • Lead on-site teams, including maintenance, security, and cleaning staff, as well as M&E contractors—recruiting, training, supervising, and evaluating performance as needed.
  • Liaise with and manage service providers and contractors, including cost negotiation and performance monitoring.
  • Maintain accurate records on maintenance activities, expenses, and building occupancy.
  • Recommend and oversee preventative maintenance and refurbishment works.
  • Manage car park operations and permit allocations.
  • Ensure the estate complies with all relevant legislation, building codes, and health & safety standards.
  • Follow through on Health & Safety and Fire Risk actions, ensuring appropriate resolution and reporting.
  • Handle administrative duties, including sales packs, lease transfers, pet consents, and updating lessee information within Qube.
  • Conduct audits against internal processes and procedures, tracking and resolving any identified issues.
  • Develop and maintain strong relationships with all occupiers, acting as a key contact for their enquiries.
  • Prepare and deliver monthly performance reports to stakeholders.
  • Respond to and manage business-as-usual requests from occupiers.
  • Collaborate with all key stakeholders, including landowners, retail tenants, and local authorities, to support effective estate operations.
  • Ensure services are delivered to agreed standards and contractual obligations.
  • Improve stakeholder engagement through regular KPI tracking and occupier questionnaires.
  • Organise and lead occupier and landlord meetings, ensuring key outcomes and updates are communicated clearly.
  • Act as the main contact for all service charge-related queries.
  • Ensure compliance with all relevant internal policies and statutory requirements.
  • Support health, safety, quality, and environmental compliance across the estate.
  • Lead and coordinate emergency response planning and communication.
  • Continuously seek ways to enhance estate operations and participate in meetings to support the estate’s ongoing development.

Qualifications and Experience

The ideal candidate will have:

  • Experience engaging with tenants and occupiers in a property management context.
  • Solid understanding of health and safety regulations, ideally holding a qualification such as IOSH, NEBOSH, or equivalent.
  • Proven experience in managing residential estates or mixed-use developments.
  • Strong communication skills, both verbal and written.
  • Excellent administrative and numerical capabilities.
  • A flexible and adaptable approach to working hours to suit business needs.
  • Strong IT skills, particularly in Microsoft Office (especially Excel).
  • Willingness to undergo relevant security vetting or DBS checks.
