Job description

PROPERTY MANAGER

  • Trinity Estates • Competitive • Home Based (Devon & Cornwall)

ROLE OVERVIEW

You will take ownership of a varied residential portfolio spanning Devon and Cornwall, acting as the trusted point of contact for residents, clients and contractors. Home based with regular site visits, you will combine flexibility and autonomy with the support of a larger, people-focused organisation.

This is a field-based role that suits someone who enjoys variety and visibility. You will plan your week around scheduled inspections, resident meetings and contractor oversight, ensuring developments are safe, compliant and well-presented, while delivering a responsive, professional service.

ROLE EXPECTATIONS

You will spend most days balancing proactive site management with responsive customer service: inspecting developments, progressing maintenance works, managing budgets and service charges, and communicating clearly with residents and stakeholders. You will coordinate contractors, ensure compliance and health and safety standards are met, and keep accurate records and reports that reflect the status of each site.

WHAT SUCCESS LOOKS LIKE

  • Residents and clients feel informed, supported and confident in the quality and consistency of service.

  • Sites are safe, compliant and well-presented, with issues identified early and resolved promptly.

  • Budgets and service charges are well-managed, with clear reporting and minimal variances.

  • Maintenance programmes run on time and on budget, with strong contractor performance.

  • Communications are timely, professional and solutions-focused, reducing escalations and complaints.

  • Accurate records, inspections and compliance documentation are consistently up to date.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Planning and conducting regular site inspections across Devon and Cornwall.

  • Managing day-to-day maintenance, instructing and overseeing contractors and suppliers.

  • Handling resident queries and communications, providing clear updates and resolutions.

  • Monitoring budgets and service charges, raising and tracking works orders and invoices.

  • Ensuring compliance with health and safety, risk assessments and statutory requirements.

  • Preparing reports, meeting notes and action plans, and following through to completion.

WHO THIS ROLE IS FOR

  • You are a proactive, organised property professional who thrives on autonomy and accountability.

  • You build strong relationships and communicate with empathy, clarity and confidence.

  • You balance detail and practicality, moving from planning to execution with ease.

  • You are comfortable traveling for site visits across Devon and Cornwall and managing your own schedule.

  • You bring a continuous improvement mindset and a focus on delivering consistent quality.

EXPERIENCE THAT HELPS

  • Experience managing residential blocks or estates, or a similar customer-facing property role.

  • Practical knowledge of service charge budgeting, contractor management and maintenance planning.

  • Familiarity with health and safety, compliance checks and site inspection processes.

  • Confidence using property management systems and producing clear reports and correspondence.

  • Experience working field-based, planning routes and prioritising a dispersed workload.

WHAT WE OFFER

  • Competitive salary

  • 25 days holiday plus bank holidays

  • Vitality private healthcare

  • Free eye tests and Cycle to Work scheme

  • Fully funded training and professional development, including paid study leave (up to £1,500)

  • Employee referral scheme, up to £1,500

  • Support for Army Reserve training
