Job summary

Right Now Residential Ltd in London is seeking a driven Residential Asset Manager to own performance across our growing London portfolio. As a BTR Property Manager you will oversee asset-level business plans from acquisition through leasing and disposal, combining strategic thinking with hands-on execution.

You will build client relationships, prepare reports, coordinate with contractors, and collaborate with lettings to minimise voids, while championing our POWER values.

Qualifications

• Minimum 2 years' experience in property or portfolio management.

We are looking for a driven and commercially minded Residential Asset Manager to take ownership of performance across our growing London Residential Portfolio.

As a BTR Property Manager, you will manage asset-level business plans across the full lifecycle - from acquisition and stabilisation through leasing and disposal. Key Responsibilities

• Take full ownership of multiple residential properties, ensuring resident satisfaction and client expectations are consistently met or exceeded
• Build and maintain trusted relationships with clients, acting as their primary point of contact and providing regular updates on portfolio performance
• Prepare accurate client reports and present findings in monthly meetings
• Coordinate with suppliers and contractors to deliver an excellent resident experience within budget, challenging proposals to achieve the best outcomes for clients
• Collaborate with the lettings team to minimise void periods and ensure seamless move-in experiences

Property Management

• Oversee proactive, reactive, and emergency maintenance operations across the portfolio
• Manage maintenance activity through internal and online resident reporting systems
• Ensure full compliance with all relevant legislation across the portfolio
• Handle end-of-tenancy processes, including checkouts, dilapidation claims, and deposit releases
• Work closely with trusted contractors to maintain consistently high service standards
