Job summary

Reset Recruitment Ltd is seeking a Property Manager in Brighton to oversee a portfolio of student houses and HMOs. You will handle landlord and tenant guidance, viewings, tenancy agreements, inventories, and compliance while coordinating contractor schedules.

The role requires strong communication, excellent organisation, and the ability to work independently within a small team; a full UK driving licence and own transport are essential.

Responsibilities

• Advise landlords and tenants on the lettings process.

• Market rental properties and ensure legal requirements are met.
• Oversee property maintenance and contractor schedules.
• Build relationships with landlords and provide market rental value advice.

Salary: £27,000 - £30,000 DOE + Bonus

Location: Brighton

Hours: Monday-Friday, 8:45 AM-5:30 PM & Saturdays: 10:00 AM-4:00 PM (1 in 3, with a day off in lieu during the week)

Requirements: Full UK driving licence and own vehicle essential - trader's permit provided

Key Responsibilities:

• Advising landlords and tenants on the lettings process.
• Arranging and conducting viewings with prospective tenants.
• Selecting reliable and responsible tenants.
• Preparing tenancy agreements and coordinating inventories/check-outs.
• Overseeing referencing and compliance procedures.
• Marketing rental properties and ensuring legal requirements are met.
• Conducting mid-term property inspections.
• Managing deposit return processes and liaising with all parties at tenancy end.
• Building and maintaining relationships with landlords.
• Advising on current market rental values.
• Coordinating property maintenance and contractor schedules.
• Working collaboratively with contractors, cleaners, inventory clerks, and suppliers.
• Staying up to date with changes in lettings legislation.
