Property Manager

Our client is a family-owned private company, with a successful track record in property investment, development, and strategic land promotion. They hold a retained portfolio covering circa 9 million sq ft across more than 200 industrial, trade, office, and residential locations. The portfolio contains over 4,000 individual units, the majority let to SMEs and residents, supporting over 25,000 jobs.

The company provides flexible property solutions, helping businesses and communities expand within its extensive portfolio. Due to continued growth, they are seeking a Property Manager with strong service charge experience to join the team, based at the Staffordshire office, managing a Midlands portfolio. This includes assets located primarily in the West Midlands, Worcestershire, Cambridgeshire, Northamptonshire, Staffordshire, Leicestershire, Nottinghamshire, and Derbyshire.

This role will focus on estate management, ensuring service charge budgets are effectively managed, lease compliance is upheld, and high standards of property management are delivered across the portfolio.


Key Responsibilities:

Service Charge Management

  • Prepare and manage annual service charge budgets.
  • Monitor expenditure, reconcile year-end accounts, and ensure value for money.
  • Provide clear and transparent communication to leaseholders on service charge matters.


Leasehold & Compliance

  • Ensure compliance with leases, legislation, and health & safety requirements.
  • Manage Section 20 consultation processes for major works and long-term agreements.
  • Liaise with solicitors, contractors, and stakeholders regarding lease obligations.


Property & Estate Management

  • Conduct regular site inspections to ensure high standards of maintenance and repair.
  • Oversee planned and reactive maintenance works, ensuring compliance with statutory regulations.
  • Identify risks, defects, and required works, advising on remedial solutions.


Contractor & Project Management

  • Tender, appoint, and manage contractors for cleaning, maintenance, and major works.
  • Monitor contractor performance against KPIs and SLAs.
  • Oversee project delivery for refurbishments and estate improvements.


Stakeholder Engagement

  • Build strong relationships with leaseholders, residents, and key stakeholders.
  • Respond to queries efficiently and professionally, ensuring high customer satisfaction.
  • Provide accurate, timely updates and reports to senior management.



Qualifications & Requirements:

  • Experience in residential or commercial property management with strong service charge expertise.
  • Sound knowledge of leasehold law and service charge regulations.
  • Excellent communication, negotiation, and report-writing skills.
  • Strong organisational skills with the ability to manage multiple sites and priorities.
  • Proficiency in property management or finance systems and Microsoft Office applications.
  • A full clean UK driving licence is required.
