Job summary

TSP is a boutique property and asset management business managing office, industrial and retail assets across the UK. The Property Manager role covers service charge management, lease administration, tenant relations, and building operations for a portfolio of commercial and mixed-use properties in London.

You will liaise with landlords, tenants and contractors, ensuring compliance with health & safety, lease obligations and reporting standards.

Qualifications

  • Degree or equivalent professional qualification (desirable in Real Estate, Surveying, Estate Management or related field)
  • MRICS membership (MRICS) would be advantageous
  • Proven experience in commercial/mixed-use property management in the UK

Responsibilities

  • Manage a portfolio of commercial/mixed-use properties and act as main point of contact for landlords, tenants and contractors
  • Prepare and reconcile service charge budgets, ensuring proper apportionment and clear tenant communication
  • Oversee service charge accounting and year-end reconciliations with the finance team
  • Instruct and monitor contractors (M&E, cleaning, security, landscaping) for value and compliance
  • Conduct regular property inspections and ensure lease obligations are met
  • Assist facilities managers with health & safety compliance including fire risk assessments
  • Handle lease administration including rent reviews, renewals, assignments and consents
  • Manage arrears with accounts team and escalate as needed
  • Build strong tenant relationships and resolve queries promptly
  • Oversee onboarding/offboarding of tenants and dilapidations processes
  • Prepare landlord reports on financials, operations and risks
  • Manage capital works and refurbishment projects in liaison with surveyors/PMs
  • Ensure compliance with RICS Service Charge Code and regulations
  • Support business development with proposals and pitches for new instructions
  • Maintain records in property management systems (Qube, Yardi, MRI, TRAMPS)

The Role

The Property Manager is responsible for the day-to-day management of a portfolio of commercial and mixed-use properties on behalf of landlord clients, ensuring assets are managed efficiently, compliantly and to a high standard. The role covers service charge management, lease administration, tenant relations, building operations, health & safety, and landlord reporting, acting as the principal point of contact between landlords, tenants and contractors.

Key Responsibilities
  • Manage a portfolio of commercial/mixed-use properties, acting as the main point of contact for landlords, tenants, contractors and other stakeholders.
  • Prepare, monitor and reconcile annual service charge budgets, ensuring costs are properly apportioned, recoverable and communicated clearly to tenants.
  • Oversee service charge accounting, including year-end reconciliations, in conjunction with the finance team.
  • Instruct, manage and monitor performance of contractors and suppliers (M&E, cleaning, security, landscaping etc.), ensuring value for money and contract compliance.
  • Undertake regular property inspections to monitor condition, identify works required and ensure compliance with lease obligations.
  • Assist facilities managers in managing health & safety compliance across the portfolio, including fire risk assessments, PPM schedules, and statutory compliance records.
  • Handle lease administration matters including rent reviews, lease renewals, assignments, sub-lettings, licences to alter, and consents.
  • Manage arrears in conjunction with the accounts team, escalating where necessary.
  • Build and maintain strong tenant relationships, resolving queries, complaints and disputes promptly and professionally.
  • Oversee the onboarding of new tenants and offboarding/dilapidations process for outgoing tenants.
  • Prepare regular landlord reports covering financial performance, operational matters, and upcoming works or risks.
  • Manage capital works and refurbishment projects, liaising with building surveyors and project managers as required.
  • Ensure all properties are managed in accordance with the RICS Service Charge Code and relevant regulatory requirements.
  • Support business development by contributing to management proposals and pitches for new instructions.
  • Maintain accurate records on property management systems (e.g. Qube, Yardi, MRI, TRAMPS or similar).
What We’re Looking For

Essential:

  • Proven experience in commercial or mixed-use property management within the UK market.
  • Sound working knowledge of landlord and tenant law, service charge principles, and the RICS Standard – Service Charges in Commercial Property.
  • Strong financial acumen, including budgeting, reconciliations and reporting.
  • Excellent communication and relationship-management skills, with the confidence to liaise with landlords, tenants, and senior stakeholders.
  • Well-organised, with the ability to manage a varied workload and competing priorities across multiple properties.
  • Good working knowledge of health & safety legislation as it relates to commercial property.
  • Proficient in Microsoft Office (particularly Excel) and property management software.
  • Full UK driving licence.

Desirable:

  • Experience managing Central London commercial assets desirable but not essential.
  • Experience working with managed tenant spaces
  • Consultative selling skills
Qualifications
  • Degree or equivalent professional qualification required (desirable in a relevant field - Real Estate, Surveying, Estate Management or related field, but not essential).
