Job Summary and Key Responsibilities:

Reporting to the Team Manager/Head of Centre, Leaders is seeking a Property Manager to join our dedicated and dynamic team based in Bury St Edmunds. Experience in property management is required. You will play a pivotal role in ensuring our customers receive the highest level of service and support. You will act as a point of contact for tenants and landlords, assisting with inquiries, booking appointments, and ensuring a smooth tenancy process from beginning to end.

Key Responsibilities:

  1. Provide excellent telephone and written communication throughout the tenancy.
  2. Accept and understand tenants' maintenance requirements, providing triage to resolve issues.
  3. If unresolved, communicate with the landlord with a solution and arrange works with contractors.
  4. Update all parties regularly via phone, email, or text and log notes.
  5. Make regular ‘well-being’ calls to landlords.
  6. Collaborate with the property management team to ensure works are completed and invoiced within 21 days, updating customers on progress.
  7. Ensure all properties comply with mandatory legislation and company policies.
  8. Coordinate with Property Inventory Clerks to ensure inspections are completed and landlords and tenants are informed.
  9. Contact landlords and tenants 2 weeks prior to vacation to explain check-out procedures and timelines.
  10. Handle non-managed deposits under the No Deposit Scheme.
  11. Follow the check-out process and communicate via the Depositary site.
  12. Work with team leaders and branch network to understand reasons for any lost units.
  13. Maintain high communication standards with internal and external customers.
