Property Manager Role
Join our client, a friendly and successful Lettings and Sales Agency in North Bristol. This role requires working within a fast-paced environment to manage your own tenancy portfolio.
Details:
- Full-time position, Monday-Friday 08:45-17:30, with some Saturdays (4-6 per year, 9am-4pm) and a full day off during the week.
- Salary up to £31,000 OTE.
- Company pension scheme.
- Fuel reimbursement for business miles at 0.35p per mile.
Main Duties:
- Ensuring inventories are prepared, signed off by tenants, and addressing check-in queries/maintenance issues.
- Ensuring gas, PAT, and other certificates are current and in place.
- Contacting landlords and tenants regarding tenancy renewals.
- Negotiating rent increases.
- Serving Section 21 and Section 8 notices.
- Booking property inspections, inventories, check-outs, and mini-inspections for maintenance issues.
- Handling day-to-day property management queries.
- Organizing maintenance and arranging contractors.
- Passing charges to the Accounts Team for maintenance, renewals, etc.
- Coordinating utility companies during tenant move-in and move-out.
- Performing key audits, filing, and key tagging.
- Performing other duties to support department operations.
Ideal Candidate:
- Advanced skills in MS Excel, Word, and Outlook.
- At least 1 year of lettings experience.
- ARLA qualification is desirable but not essential.
- Experience working in a fast-paced environment.
- Strong administration skills and computer literacy.
- Excellent communication, organization, and calmness under pressure.
- Confident with strong negotiation skills.
- Experience with property management software.
- Knowledge of sending Section Notices and negotiating deposit refunds.
- Understanding of residential property management and lettings.
- Access to a car is essential; fuel paid.
