Property Manager Role

Join our client, a friendly and successful Lettings and Sales Agency in North Bristol. This role requires working within a fast-paced environment to manage your own tenancy portfolio.

Details:

  • Full-time position, Monday-Friday 08:45-17:30, with some Saturdays (4-6 per year, 9am-4pm) and a full day off during the week.
  • Salary up to £31,000 OTE.
  • Company pension scheme.
  • Fuel reimbursement for business miles at 0.35p per mile.
Main Duties:
  • Ensuring inventories are prepared, signed off by tenants, and addressing check-in queries/maintenance issues.
  • Ensuring gas, PAT, and other certificates are current and in place.
  • Contacting landlords and tenants regarding tenancy renewals.
  • Negotiating rent increases.
  • Serving Section 21 and Section 8 notices.
  • Booking property inspections, inventories, check-outs, and mini-inspections for maintenance issues.
  • Handling day-to-day property management queries.
  • Organizing maintenance and arranging contractors.
  • Passing charges to the Accounts Team for maintenance, renewals, etc.
  • Coordinating utility companies during tenant move-in and move-out.
  • Performing key audits, filing, and key tagging.
  • Performing other duties to support department operations.
Ideal Candidate:
  • Advanced skills in MS Excel, Word, and Outlook.
  • At least 1 year of lettings experience.
  • ARLA qualification is desirable but not essential.
  • Experience working in a fast-paced environment.
  • Strong administration skills and computer literacy.
  • Excellent communication, organization, and calmness under pressure.
  • Confident with strong negotiation skills.
  • Experience with property management software.
  • Knowledge of sending Section Notices and negotiating deposit refunds.
  • Understanding of residential property management and lettings.
  • Access to a car is essential; fuel paid.
