Property Manager - Bourne Estates

Location: Alton, Hampshire

Salary: £30,000 to £35,000 Annum

We’re now looking for a proactive and organised Property Manager to join our dynamic team. If you’re passionate about property, customer service, and building lasting client relationships, we’d love to hear from you.

What You’ll Do — Responsibilities
  • Portfolio Management
    • Manage a portfolio of residential properties, ensuring all tasks are handled efficiently and professionally.
    • Conduct regular property inspections and report on condition and maintenance needs.
    • Arrange and oversee repairs, maintenance, and contractor work as needed.
  • Landlord & Tenant Liaison
    • Act as the main point of contact for landlords and tenants, resolving queries quickly and effectively.
    • Handle renewals, deposit returns, tenancy extensions, and end-of-tenancy processes.
    • Provide clear advice and support to clients to build trust and long-term relationships.
  • Compliance & Legislation
    • Ensure all properties comply with current legislation, including Right to Rent checks, gas safety, EPCs, and deposit protection schemes.
    • Keep accurate records and maintain up-to-date files for each property and tenancy.
    • Assist with notices, renewals, and tenancy agreements in line with company policies.
  • Administration
    • Update CRM systems with all property and tenant information.
    • Process invoices, manage contractor payments, and handle day-to-day admin tasks.
    • Work closely with the lettings team to ensure smooth handovers and seamless client service.
  • Problem-Solving
    • Proactively resolve maintenance issues, tenant complaints, or disputes.
    • Mediate between landlords and tenants to ensure fair and timely outcomes.
    • Handle emergency situations with efficiency and professionalism.
Skills & Experience — Property Manager
  • Previous experience as a Property Manager or in a similar lettings/property management role.
  • Strong knowledge of current lettings legislation and property compliance requirements.
  • Excellent communication and customer service skills, with a friendly and professional approach.
  • Highly organised, able to manage multiple tasks and deadlines.
  • Confident using property software and Microsoft Office.
  • Full UK driving licence (essential).
