The role requires prior experience in both property management and team leadership within the sector. You will be responsible for ensuring compliance, supporting your team, and maintaining a high standard of service delivery. A strong grasp of lettings legislation and the ability to manage people and processes effectively are essential.

Role responsibilities
  • Managing a team of property managers across our Swindon and Bristol offices, spending time at both locations
  • Monitoring and assessing individual team member performance (including but not limited to conducting one-to-one meetings)
  • Ensuring the business is risk-averse and following the highest compliance standards for all regulatory bodies
  • Property inspections
  • Negotiating tenancy extensions and/or renewals
  • Co-ordinating with contractors to manage maintenance and/or repair issues at properties
  • Deposit returns
  • Resolving rental arrears
  • Processing eviction requests
  • Building and maintaining strong relationships with landlords and tenants
  • Completing all check-in and check-out procedures, including full inventory reports
Skills and experience
  • Minimum of 3 years’ experience as a Property Manager within residential lettings
  • Creates and encourages a positive team spirit and enjoyable working environment

  • Create and maintain strong relationships with all clients
  • Strong knowledge of current residential lettings legislation
Driving requirements
  • You must hold a valid Full UK Driving Licence
  • If you wish to use your own vehicle, that vehicle must be less than 10 years old
  • To be eligible for a car allowance, your vehicle must be less than 5 years old
  • Full business-use car insurance cover (if successful in securing the position and choosing to use your own vehicle)
