TXM Recruit is currently seeking a Property Maintenance Manager to work in the Knightsbridge, London area, servicing ultra-high-end mansions for a private property management company. The role involves working 40 hours a week, Monday to Friday, with flexible start times (8-4 or 9-5), and includes overtime opportunities. Weekend work on a shift rota (approximately 1 in 4 weekends) is required. During the busy season (May to October), flexibility in hours and days is necessary.

Salary: £60,000 - £70,000 (overtime after 40 hours at time and a half)

Key Responsibilities:
  • Manage in-house and external contractors, oversee work planning, and handle technical administration including reports and quotations.
  • Ensure maintenance and mechanical works are assigned to supervisors and completed satisfactorily and timely.
  • Manage property refurbishment and building projects.
  • Handle supplier relationships, including raising purchase orders, approving invoices, and managing contracts.
  • Coordinate with suppliers for quotes and authorize work within budget.
  • Maintain a safe, compliant environment adhering to statutory and regulatory standards.
  • Ensure compliance with regulations, permits, risk assessments, and method statements across all trades.
  • Oversee preventative maintenance and reactive repairs at properties.
  • Lead the property team, including appraisals, development, and training.
  • Maintain health and safety records and ensure audit compliance.
  • Develop and oversee maintenance strategies.
  • Communicate regularly with the General Manager and other Directors regarding ongoing works.
  • Support team projects and uphold company policies and confidentiality standards.
  • Provide cover for colleagues as needed.

Required Skills and Experience:
  • Proven practical experience in building maintenance, mechanical/heating, ventilation, and electrical systems.
  • City and Guilds or equivalent mechanical qualifications.
  • Knowledge of building codes, regulations, and property management systems.
  • Strong IT skills, including Microsoft Office suite.
  • Excellent communication, listening, and motivational skills, especially under pressure.
  • Ability to produce clear reports and operational procedures.
  • Experience managing large teams, coaching, and mentoring.
  • Experience working with high-profile clients and in luxury private properties.
