Overview

Axon Moore are exclusively recruiting on behalf of a well-established, growing property business based in Manchester City Centre to appoint an experienced Block Manager. With PE backing, the business is well established in the market and they will be embarking on an ambitious growth trajectory over the next 5 years. This is an excellent opportunity for an experienced, TPI Level 3 Block Manager to join the team under the Property Director. You will be responsible for managing all management activity including budgeting and ensuring good financial controls, health and safety, admin and communications with leaseholders.

Salary and Benefits

Salary £35-40k DOE, 25 days holidays plus banks, flexible working hours, pension, employee discounts, private medical, plus other benefits available on request. This will be a mix of office and site based work.

Responsibilities

• Handle all block matters while overseeing, mentoring and developing one junior member of staff.
• Prepare and manage budgets, collect service charges and ground rent, handle financial transactions, and maintain accurate records.
• Monitor and chase arrears, implementing processes to minimise late payments and ensure timely collection.
• Arrange repairs and replacements in shared areas, instruct and oversee contractors or internal teams, ensure compliance with health and safety regulations, and manage work orders through to completion and billing.
• Organise and attend meetings with leaseholders, contractors, and stakeholders, responding efficiently to queries and concerns.
• Arrange and review insurance policies for cost-effectiveness, and manage claims promptly in the best interests of all parties.
• Ensure adherence to lease agreements and compliance with all relevant legislation.
• Conduct regular inspections of properties and ensure corrective actions are addressed.
• Maintain required accreditations and commit to training and continuous professional development.
• Occasional travel to apartment blocks where required is essential.

Experience & Skills

• TPI Level 3 qualified
• 3+ years' experience in a Block Manager role
• Experience in managing a team would be beneficial
• Strong IT skills, notably in Excel
• Ability to communicate to different levels in the organisation via phone and email
• High level of accuracy and attention to detail
• Strong team player and able to work independently where required
• Smart and presentable
• Excellent organisational skills, especially around hitting deadlines
