Job summary

Bigblue Search Ltd in London is seeking an experienced Project Manager to lead 2-3 high-end residential refurbishments in Chelsea and Kensington, overseeing programmes, procurement, budgets and client relationships.

You will work with on-site foremen and managers, take ownership of the commercial performance, pricing, variations and margin protection across a £1m-£3m project portfolio, with generous bonuses and a Director who shares rewards.

Imagine running £1m-£3m luxury residential projects across Chelsea and Kensington, with the freedom to make your own decisions and a Director who actually shares the profits with the people making the business successful.

This is an opportunity to join a seriously impressive High End Residential contractor, turning over around £20m a year and delivering full refurbishments of some of West London's most exclusive private homes.

We're talking complex basement excavations, heavy structural alterations, complete strip-outs and high-spec internal fit-outs. The sort of projects where you've got to know your construction, understand the numbers and be able to keep a lot of moving parts under control.

They're looking for an experienced Project Manager to take ownership of 2-3 live projects at a time. Each site has its own Working Foreman or Site Manager handling the day-to-day, leaving you to manage the bigger picture across programme, procurement, budgets and client relationships.

Here's where this role gets interesting. There aren't any dedicated QSs in the business, so you'll need to be commercially sharp. You'll be involved in pricing, tracking costs, managing variations and making sure the projects are delivering the margins they should be. If you're someone who enjoys having full control of your projects rather than passing everything through three different departments, you'll probably love the way this company operates.

You'll be joining a close-knit team of genuinely knowledgeable Project Managers, led by a Director who's built an incredibly successful business by doing things a little differently. He trusts his team to get on with the job, gives them the autonomy to make decisions, and importantly, rewards them very well when the projects perform.

What you'll be doing:

• Taking full ownership of 2-3 luxury residential refurbishments, typically valued between £1m and £3m
• Overseeing complex basement excavations, structural alterations and high-end internal fit-outs
• Managing Working Foremen, Site Managers and specialist subcontractors across multiple sites
• Taking responsibility for project programmes, procurement, budgets and overall commercial performance
• Managing project costs, pricing, variations and subcontractor accounts without relying on a dedicated QS
• Building relationships with private clients, architects, consultants, neighbours and local authorities
• Ensuring projects are delivered on time, within budget and to the standards expected in the Chelsea and Kensington market

Requirements:

• Proven experience as a Project Manager delivering high-end residential refurbishment projects
• Strong technical knowledge of basement works, structural alterations and luxury fit-outs
• Commercially astute, with the ability to manage project budgets, pricing and variations independently
• Comfortable running multiple projects simultaneously without needing constant oversight
• Confident dealing directly with private clients, professional teams and subcontractors
• Organised, switched on and able to make good decisions under pressure
• Someone who takes ownership of their projects and genuinely cares about the financial outcome
• Able to commute to the company's South London office and projects across Chelsea and Kensington
